Job Description
Purpose :
Lead the development and execution of strategic initiatives for the Indonesian market, oversee asset management for existing properties, and build strong relationships with key stakeholders to support business growth and regulatory compliance.
Key Responsibilities
Strategic Planning & Market Development
- Develop and implement the overall market growth strategy for Indonesia.
- Conduct market analysis to identify opportunities, risks, and competitive positioning.
- Align local strategy with regional and global objectives of the organization.
- Drive feasibility studies and business case development for new projects.
Stakeholder Management
- Establish and maintain strong relationships with government authorities, regulatory bodies, and industry associations.
- Act as the primary liaison for external stakeholders, ensuring smooth communication and collaboration.
- Negotiate and secure approvals, permits, and licenses for development projects.
Asset Management
- Oversee the performance of existing assets to maximize value and returns.
- Monitor financial performance, occupancy rates, and market trends to optimize portfolio performance.
- Coordinate with local teams to ensure compliance with service standards and regulatory requirements.
- Prepare asset performance reports and recommend divestment or acquisition strategies based on market conditions.
Business Development & Partnerships
- Identify and cultivate strategic partnerships with local developers, investors, and service providers.
- Provide guidance to joint ventures to accelerate project execution.
- Represent the company in industry forums, conferences, and networking events.
Risk & Compliance
- Monitor regulatory changes and ensure compliance with local laws and policies.
- Mitigate risks related to political, economic, and social factors impacting real estate development.
- Leadership & Team Management
- Build and lead a high-performing local team to execute strategic objectives.
- Foster a culture of collaboration and innovation within the Indonesian operations.
Qualifications & Experience
- Bachelor's degree in Business, Real Estate, Urban Planning, or related field; MBA preferred.
- Minimum 10 years of experience in real estate development, strategy, or stakeholder management.
- Strong network within Indonesian government agencies and real estate industry.
- Proven track record in managing complex stakeholder relationships and driving strategic initiatives.
- Excellent communication, negotiation, and leadership skills.
- Fluency in Bahasa Indonesia and English.
