Job Description

The Facilities Manager is responsible for overseeing the overall facilities management operations and service delivery for assigned commercial building(s). The role ensures efficient building operations, asset reliability, statutory compliance, contractual performance and client satisfaction, while leading site teams to deliver quality facilities management services in accordance with service standards and operational requirements.

Key Responsibilities

  • Lead and manage daily facilities management operations, ensuring safe, efficient and reliable building performance.

  • Oversee the operation, maintenance and performance of building M&E systems, including ACMV, electrical, plumbing, fire protection, lifts and BMS.

  • Plan and manage preventive, corrective and breakdown maintenance to minimise downtime and ensure asset reliability.

  • Lead and supervise site teams, subcontractors and vendors to ensure effective service delivery and operational efficiency.

  • Ensure compliance with contractual requirements, Service Level Agreements (SLAs), KPIs and client expectations.

  • Build and maintain strong client relationships, addressing operational concerns and ensuring timely resolution of issues.

  • Manage operational budgets, manpower planning, procurement, cost control and resource optimisation.

  • Oversee statutory inspections, regulatory compliance, safety audits and risk assessments.

  • Identify and implement operational improvements, energy efficiency initiatives and asset enhancement opportunities.

  • Coordinate with clients, building owners, tenants, consultants and relevant authorities on facilities management matters.

  • Ensure compliance with Workplace Safety & Health (WSH) regulations, statutory requirements and company policies.

  • Lead emergency response, incident management and business continuity arrangements to minimise operational disruptions.

Requirements

  • Degree or Diploma in Engineering, Facilities Management, Building Services or a related discipline.

  • At least 5 years of relevant facilities management experience, preferably in commercial buildings such as office towers, shopping malls or mixed-use developments.

  • Prior experience working with a facilities management service provider is required.

  • Strong technical knowledge of building M&E systems, maintenance operations and statutory requirements.

  • Strong leadership, client management, stakeholder engagement and problem-solving skills.

  • Good communication, organisational and decision-making abilities.

  • Able to respond to operational emergencies outside normal working hours when required.
