Job Description

About The Role
We are looking for highly motivated individuals to join our professional estates management team. You will be managing the real estates portfolio involving landlord and tenant relationship management.

What You'll Do
  • Support day-to-day management of client's real estate portfolio which includes real estate transaction (acquisition, renewal and termination) activities, amongst others database management and critical dates monitoring, amongst others.
  • Support in the preparation, recommendation, and implementation of a portfolio-wide transaction strategy.
  • Coordinate resources for any required real estate activities eg. site inspections
  • Review critical dates and update Work-In-Progress report to ensure prompt renewal on time.
  • Find new locations based on business unit requirement.
  • Review proposals, negotiate with Tenant/Landlord, to achieve the best rent and lease conditions for the Client in new leases, renewals, rent reviews
  • Manage property valuation, property tax promptly
  • Manage monthly rent payment together with Lease admin team to ensure rental payment received and paid on time. Liaise with relevant party if mismatch in rental payment.
  • Support, where required on the marketing of the Clients, owned portfolio - answer inquiries
  • Where required notify the Client on expiring leases or upcoming rent reviews, advise the Client of its rights and obligations under the leases
  • Support in the negotiation of termination and/or make-good obligations;
  • Support in the review of contracts, seeking solicitor's input and highlight any deviations or anomalies that may require engagement with the Client
  • When required, ensure the timely return of cash security deposit when a lease has ceased
  • Support in the preparation of annual budgets and participate in reviews for owned and/or leasehold commitments and if necessary, other periodic basis
  • Establish and maintain good landlord-tenant relationships and where applicable
  • Ensure compliance with regulatory, risk and governance standards
  • Serve as risk reporting support for regulatory reporting and periodic audit exercises
  • Work with brokers to drive portfolio reporting, benchmarking and cost optimization initiatives
  • Prepare Quarterly updates and performance reports


What You'll Need
  • A recognised Degree / Diploma in Real Estate or related discipline
  • A reasonable level of analytical Skills: qualitative and quantitative
  • Proactive self-starter
  • Good attention to detail
  • Time management skills: start to show understanding on how to manage concurrent tasks in parallel and prioritise accordingly
  • Presents solutions to problems, escalating in a timely manner where necessary.
  • Driving Customer Service Levels
  • Proactively managing customer relationships
  • Demonstrates excellent understanding of customer needs
  • Good with powerpoint
  • Sensitive to cross-cultural exposures
  • Good communication (verbal & written)
