Director of Cost, Procurement & Project Controls (Real Estate)

An established real estate player with a growing portfolio of residential and commercial projects in Singapore is seeking a senior commercial leader to oversee cost management, contract administration, procurement and project controls across its growing portfolio.

Responsibilities

The Director will report directly into the C-suite and lead a lean team. Key responsibilities include taking ownership of the commercial management of projects from feasibility and design development through construction, completion and final account.

The role will lead the preparation, evaluation, negotiation and award of consultancy and construction packages. The appointee will also oversee contract administration, variations, claims, cost reporting and final account negotiations, while providing commercial input into land evaluation, feasibility studies, design reviews and value-engineering exercises.

Working closely with the development, project management, design, finance and asset management teams, the individual will provide clear commercial advice to senior management and ensure that projects remain aligned with approved budgets and delivery objectives. The role will also manage external quantity surveyors, consultants, contractors and other project stakeholders, while strengthening internal processes relating to cost control, procurement and contract management.

Requirements

You possess a degree in Quantity Surveying, Building, Construction Management or a related discipline, with significant experience in cost management, contracts, procurement or commercial management. Strong developer-side experience across residential, commercial or mixed-use projects in Singapore is preferred.
