The Director, Corporate & Business Development leads TS Group's growth in specialised accommodation across four priority segments: workers dormitories, nurses housing, student housing, and senior/assisted living. The role is accountable for the full deal lifecycle - from origination and feasibility through investment approval, commercial close and handover - ensuring disciplined financial stewardship, rigorous risk management, and adherence to governance standards.
Key Accountabilities
1) Market and Pipeline Development:
- Establish and maintain a diversified opportunity pipeline across the four segments
- Develop relationships with landowners, developers, hospitals and healthcare groups, universities, and large employers
2) Deal Origination and Structuring:
- Shape entry models (joint venture, management contract, public-private partnership) and commercial terms in collaboration with Legal and Finance
3) Feasibility and Investment Case:
- Lead demand analysis, pricing strategy, and capital/operating expenditure modelling
- Prepare investment papers for Management and Board approval
4) Financial and Risk Stewardship:
- Prepare fulllifecycle financials including cashflow projections, funding approach (debt/equity mix and terms), and return analyses - Return on Investment (ROI), Internal Rate of Return (IRR), Net Present Value (NPV) and payback - supported by sensitivity and scenario modelling
- Maintain a deal risk register covering market, regulatory, counterparty, construction, operations, compliance and financing risks, with mitigations and residual exposures
- Explicitly account for total cost of ownership (construction, operations, lifecycle, compliance, financing and contingencies) and present to the Management/Board
5) Negotiation and Commercial Close:
- Lead term sheets, heads of terms and definitive agreements
- Coordinate due diligence and conditions precedent with Legal and Finance
6) Regulatory and Stakeholder Management:
- Map and coordinate regulatory pathways and sector requirements
- Represent TS Group with agencies, institutions and key partners
7) Handover and Realisation:
- Align scope, value and success criteria with Projects and Operations prior to handover
- Support value engineering and early procurement strategies with the Head of Contract and Tender
8) Leadership, Governance and Reporting:
- Lead crossfunctional pursuit teams
- Uphold conflictofinterest and antibribery/anticorruption controls
- Maintain auditready documentation
- Prepare clear Board packs demonstrating how financial returns and risks are addressed alongside construction, operations and associated costs
Qualifications and Experience
- Bachelor degree in Business, Real Estate, Engineering or related discipline
- Master of Business Administration (MBA) preferred
- Minimum 10 years of experience in business development and/or investments in real estate, accommodation, healthcare or infrastructure at least 5 years in a leadership capacity
- Demonstrated track record in originating and closing largescale transactions established network with public and private stakeholders in Singapore and Malaysia
- Strong financial modelling and negotiation capability
- Proven ability to lead crossfunctional teams in a complianceoriented environment
