Team Intro
The Cost & Commercial Management (CCM) team is responsible for the life-cycle cost planning and management of ByteDance's global real estate portfolio. We safeguard the commercial interests of the company across leasing, design, construction, and operations, and partner closely with internal stakeholders to enable smart, data-driven real estate decisions. Beyond project delivery, the team also develops global cost standards and benchmarks, conducts research and produces studies and white papers on leasing and construction cost trends, and continuously improves processes and tools to drive efficiency across the wider Corporate Real Estate (CRE) function.

Responsibilities
- Support end-to-end cost and commercial management for APAC real estate projects, including new sites, fit-outs and renovations, from initial planning through to project completion.
- Prepare feasibility estimates, target budgets, whole-life cost analyses and Stay-v-Go assessments to support leasing decisions, design options and project planning.
- Manage tendering and commercial evaluation activities, including bid clarifications, contract reviews and award recommendations, in collaboration with Procurement, Legal and external consultants.
- Support post-contract commercial management, including change orders, variations, claims negotiations, payment certification, cash-flow forecasting and final account settlement, ensuring accurate and audit-ready documentation.
- Prepare regular cost reports, variance analyses and project close-out summaries, proactively identifying cost risks and partnering with cross-functional stakeholders to support project delivery.
- Maintain and enhance the global life-cycle cost database, conduct market research and benchmark leasing, fit-out and operational costs across APAC and other regions to inform business decisions.
- Contribute to global cost research, industry reports and white papers, while supporting the development of cost standards, templates, benchmarking tools and process improvements to enhance efficiency and data quality.

Qualifications
Minimum Qualification(s)
- Bachelor's degree in Quantity Surveying, Construction Management, Real Estate, Project Management, Engineering, or a related discipline (or equivalent experience).
- Minimum of 3 years of cost planning / cost management experience in real estate, construction or fit-out projects. We are looking for energetic talent with strong fundamentals (analytical and numerical) and the appetite to be trained and grown.
- Working knowledge of tender documentation, contract commercial terms and basic commercial negotiation.
- Strong attention to detail, data accuracy and audit discipline.
- Good communication and cross-functional collaboration skills; comfortable working with Design, Procurement, Legal and Finance counterparts.
- Open to occasional travel within APAC.

Preferred Qualification(s)
- Good understanding of the APAC real estate market; exposure to property leasing and/or quantity surveying is preferred.
- Prior experience in a real estate occupier, developer, main contractor or cost consultancy environment.
- Professionally qualified or actively working towards MRICS (or equivalent).
