Job Description

1. Project Planning & Scheduling

  • Develop detailed project plans, including timelines, milestones, and deliverables.

  • Estimate resources, materials, and labor requirements.

  • Create and maintain construction schedules using tools like MS Project, Primavera, or similar.

  • Coordinate with architects, engineers, and stakeholders to ensure feasibility of plans.

2. Budgeting & Cost Management

  • Prepare project budgets and cost estimates.

  • Monitor expenditures and track financial performance against the budget.

  • Approve purchase orders, change orders, and invoices.

  • Identify cost-saving opportunities without compromising quality or safety.

3. Team Leadership & Management

  • Lead and supervise construction teams, subcontractors, and vendors.

  • Assign tasks, monitor progress, and ensure accountability.

  • Foster a collaborative and safe working environment.

  • Resolve conflicts and ensure team productivity.

4. Procurement & Resource Management

  • Coordinate procurement of materials, equipment, and services.

  • Negotiate contracts with suppliers and subcontractors.

  • Ensure timely delivery of materials and equipment to avoid project delays.

5. Quality Control & Compliance

  • Ensure construction meets design specifications, building codes, and safety regulations.

  • Conduct regular site inspections and quality checks.

  • Implement quality assurance (QA) and quality control (QC) processes.

  • Address defects or deviations promptly.

6. Risk Management

  • Identify potential project risks (financial, safety, technical).

  • Develop mitigation strategies to minimize impact.

  • Maintain safety protocols and ensure compliance with Occupational Safety and Health Administration (OSHA) or local safety standards.

7. Communication & Stakeholder Management

  • Act as the primary point of contact between clients, architects, engineers, and contractors.

  • Provide regular project updates and progress reports.

  • Manage expectations and ensure stakeholder satisfaction.

  • Facilitate meetings and resolve issues proactively.

8. Documentation & Reporting

  • Maintain project records: contracts, drawings, permits, and reports.

  • Prepare progress reports, daily logs, and performance metrics.

  • Document changes, approvals, and lessons learned for future projects.

9. Problem Solving & Decision Making

  • Address unexpected issues like delays, design changes, or supply shortages.

  • Make informed decisions balancing cost, time, and quality.

  • Implement solutions quickly to avoid escalation of problems.

10. Post-Construction Responsibilities

  • Ensure project closeout, including final inspections and handover.

  • Oversee commissioning and ensure all systems are operational.

  • Prepare as-built drawings and maintenance manuals.

  • Conduct post-project evaluation to identify lessons learned.
