Job Description

Job Scope

  • Plan, manage, and oversee construction projects from initiation through completion, ensuring projects are delivered safely, on time, within budget, and in accordance with contractual and technical requirements.

  • Take overall responsibility for project planning, execution, monitoring, coordination, and successful project delivery.

  • Lead and manage the project team, including engineers, site personnel, consultants, contractors, subcontractors, and quantity surveyors, ensuring clear allocation of responsibilities and effective execution of works.

  • Develop and monitor project schedules, key milestones, manpower requirements, procurement plans, and resource allocation.

  • Coordinate closely with clients, architects, consultants, engineers, contractors, subcontractors, suppliers, and relevant authorities to ensure smooth project execution.

  • Review construction drawings, technical specifications, tender documents, contracts, method statements, shop drawings, and variation submissions.

  • Identify technical, contractual, and site-related issues and provide appropriate recommendations and solutions.

  • Monitor project budgets, costs, procurement, and resource utilization to ensure effective cost control and financial performance.

  • Work closely with Quantity Surveyors on progress claims, variation orders, payment certificates, final accounts, and other commercial matters.

  • Review and manage variations, contractual obligations, claims, and project-related commercial issues.

  • Monitor construction progress against approved schedules and take corrective actions where delays or potential risks are identified.

  • Conduct regular site inspections to monitor workmanship, progress, quality, safety, and compliance with approved drawings and specifications.

  • Ensure all works comply with relevant building regulations, authority requirements, Workplace Safety and Health requirements, environmental standards, and company procedures.

  • Identify project risks and implement appropriate mitigation and corrective measures.

  • Chair and attend project meetings, site meetings, coordination meetings, technical meetings, and client meetings.

  • Prepare and present regular project progress reports, schedules, risk assessments, and status updates to Management and relevant stakeholders.

  • Manage project documentation, correspondence, approvals, technical submissions, and authority submissions.

  • Coordinate and follow up on submissions, inspections, testing, commissioning, and approvals required by relevant authorities and consultants.

  • Assist in pre-tender activities, including review of tender documents, technical requirements, project scope, tender clarifications, and project planning.

  • Participate in value engineering exercises and recommend practical and cost-effective solutions without compromising project quality, safety, or performance.

  • Manage procurement planning and coordinate delivery of materials, equipment, and subcontractor works in accordance with project schedules.

  • Ensure proper coordination between architectural, structural, M&E, and other construction disciplines.

  • Manage project handover, testing and commissioning, defects rectification, and completion documentation.

  • Maintain good relationships with clients and stakeholders and ensure project issues are addressed promptly and professionally.

  • Mentor and guide project team members to improve technical capability, coordination, and overall project performance.

  • Report major project risks, delays, commercial issues, and technical concerns to Management in a timely manner.

  • Undertake any other project management or construction-related duties assigned by Management.

Job Requirements

  • Minimum 5 years of relevant experience in construction project management or a similar senior project role.

  • Extensive experience in managing construction projects from commencement through completion and handover.

  • Strong knowledge of construction methods, project planning, contract administration, building regulations, and construction processes.

  • Good understanding of architectural, structural, and M&E coordination.

  • Strong knowledge of project budgeting, cost control, procurement, variation management, and contract administration.

  • Proven experience in managing project schedules, manpower, subcontractors, consultants, suppliers, and multiple stakeholders.

  • Familiar with relevant Singapore building regulations, authority requirements, codes of practice, and Workplace Safety and Health requirements.

  • Strong leadership and team management capabilities.

  • Able to manage multidisciplinary project teams and coordinate multiple work scopes simultaneously.

  • Strong analytical, decision-making, negotiation, and problem-solving skills.

  • Excellent communication, coordination, interpersonal, and stakeholder management skills.

  • Able to communicate effectively with clients, consultants, contractors, subcontractors, suppliers, and authorities.

  • Proficient in Microsoft Office and project management software.

  • Knowledge of Microsoft Project, AutoCAD, or other construction-related software will be an advantage.

  • Strong commercial and contractual awareness.

  • Able to work independently with minimal supervision and take ownership of project delivery.

  • Able to work under pressure, manage competing priorities, and meet tight project deadlines.

  • Responsible, proactive, and committed to achieving project objectives.

  • Willing to attend to urgent site matters or emergency calls outside normal office hours when required.

  • 6-day work week.
