The Role at a Glance:

We are seeking a proactive and detail-oriented Business Development Intern to join our team. In this role, you will be responsible for sourcing, evaluating, and securing potential shophouse properties for lease, acquisition, investment, and development. You will work closely with the acquisitions and development team to identify strategic opportunities, build relationships with key stakeholders, and facilitate the acquisition process.

What You Will Do:

1. Property Sourcing & Acquisition (25%)

  • Identify and source potential shophouse and other relevant property opportunities through market research, networking, direct outreach, and engagement with property owners, brokers, agents, and other stakeholders.
  • Conduct regular and systematically tracked door-knocking and direct sourcing activities, with a target of generating at least 2–3 credible property leads each month.
  • Assess potential properties for lease or investment together with the wider team, considering factors such as location, rental or acquisition price, property condition, size, tenure, commercial potential, and prevailing market conditions.
  • Monitor relevant real estate market trends, transactions, pricing, and emerging opportunities to inform sourcing and acquisition strategies.
  • Maintain relationships with owners, brokers, agents, and other industry stakeholders to support the company's property pipeline.

2. Due Diligence & Market Analysis (20%)

  • Conduct preliminary due diligence on prospective properties, including reviewing property information, ownership, approved use, planning considerations, commercial terms, and other relevant information.
  • Support legal, financial, technical, and commercial assessments to determine the feasibility and viability of each opportunity.
  • Prepare property assessments, market analyses, investment comparisons, and recommendations to support internal decision-making.
  • Prepare reports and presentations on property opportunities, including market conditions, commercial potential, risks, and indicative investment returns.

3. Negotiation & Deal Structuring (15%)

  • Support and, where appropriate, lead negotiations with property owners, agents, and other counterparties on rental rates, acquisition pricing, lease terms, and other commercial conditions.
  • Work with management, legal, finance, and relevant external advisers to ensure proposed terms are aligned with the company's commercial objectives and risk considerations.
  • Assist in coordinating lease and acquisition transactions from initial discussions through documentation, execution, handover, and completion.
  • Track outstanding commercial and documentation matters to ensure deals progress in a timely manner.

4. Documentation, Pipeline Management & Reporting (20%)

  • Maintain accurate and up-to-date records of sourcing and acquisition activities, including property information, pricing, negotiations, stakeholder communications, and deal status.
  • Maintain and update the property sourcing, acquisition, and operational pipelines, including key milestones, outstanding actions, responsibilities, and timelines.
  • Prepare and maintain presentations, financial models, proposals, trackers, databases, reports, and other supporting documentation for internal and external stakeholders.
  • Ensure property-related documents, contracts, photographs, inventories, records, and supporting information are appropriately organised, filed, and maintained.
  • Support the development and maintenance of internal reporting systems, documentation standards, templates, and record-keeping processes.
  • Assist with tracking follow-up actions and ensuring key documentation and reporting requirements are completed in a timely manner.

5. Operations & Special Projects (20%)

  • Support day-to-day operational requirements across the business and undertake ad hoc operational activities as required.
  • Support property and asset management initiatives, including asset tagging, asset registers, inventory verification, documentation, labelling, and physical audits across properties.
  • Coordinate with internal teams, vendors, contractors, property managers, and other stakeholders to support operational projects and ensure timely completion of required works.
  • Assist with property handovers, site inspections, inventories, condition documentation, access arrangements, and other property-related operational requirements.
  • Support the implementation and improvement of operational processes, trackers, databases, standard operating procedures, and internal systems.
  • Assist with cross-functional projects, business improvement initiatives, and other special projects as required.
  • Undertake other administrative, operational, and business support responsibilities as reasonably required in response to evolving business needs.

Requirements:

  • Enthusiastic in conducting cold outreach and door knocking to gather leads.
  • Ability to work independently, prioritize tasks, and meet deadlines in a fast-paced environment.
  • Has a proactive, solution-oriented mindset with the ability to work effectively in a team setting.
  • Excellent negotiation and communication skills
  • Possess strong analytical skills and a keen eye for detail
  • Currently pursuing a diploma/ degree in Business Administration, Hospitality, Real Estate, Property Management, or a related field is preferred.
  • Able to converse well in English and another language
