Job Description

. Manage and implement preventive maintenance programs for key infrastructure systems, including ACMV, M&E services, BMS, Security Access Control, Cleaning & Pest Control, Landscaping, and General Building Services, to ensure optimal performance and lifespan

. Ensure all functions operate within a safe workplace and adhere to company safety policies and procedures.

. Manage the daytoday operation of the facility, ensuring all building systems (HVAC, electrical, plumbing, etc.) are working properly.

. Coordinate general maintenance and minor repairs as required.

. Conduct regular site inspections to identify maintenance issues, safety risks, and improvement opportunities.

. Develop and execute preventive maintenance work plans to ensure uninterrupted facility operations and contract compliance.

. Evaluate and manage service vendors/contractors for maintenance, servicing, and repair works ensure M&E systems and equipment function reliably.

. Manage and coordinate Addition & Alteration (A&A), refurbishment, reinstatement, renovation, and other capital works to ensure quality, compliance, and timely delivery.

. Promptly address user feedback and ensure rectification works are completed with minimal disruption

. Actively promote the multi skilling of the Multi-Skilled Technicians and Refrigeration / HVAS workforce.

. Oversee and evaluate the performance of service providers (hard and soft services), ensuring KPIs and SLAs are met.

. Collaborate with internal teams e.g. Operations, IT, QHSE to drive continuous improvement in facilities performance and standards.

. Continuously monitor and liaise with the relevant regulatory authorities to ensure all relevant statutory and licensing issues are managed including Electrical, Mechanical, Refrigeration and HVAC compliance at all times to meet legislation / regulatory requirements.

. Manage receiving, storage, and issuance of engineering materials, consumables, PPE, tools, equipment, and critical spare parts.

. Maintain accurate inventory records using digital inventory systems or manual logs.

. Conduct periodic stock audits and monitor minimum stock levels.

. Identify and report low stock or expired items.

. Coordinate with procurement and vendors to ensure timely replenishment of essential materials.

. Prepare and present the weekly status reports.

. Provide technical feedback from field-based learnings to promote process and business improvements.

. Deliver overall maintenance services (Civil, Electrical, Mechanical, Refrigeration and HVAC) within budget and meeting all contracted KPIs.

. Manage and monitor Electrical Mechanical Refrigeration and HVAC performance including planned maintenance delivery and ensure compliance with the monthly performance requirements / KPIs.

. Maintain accurate maintenance logs, checklists, PTW documentation, and service reports.

. Escort contractors and vendors during works and ensure compliance with site safety requirements.

. Respond to facility fault reports (e.g., power trips, HVAC alarms, temperature alerts).

. Perform minor repairs, fixture replacements, and workspace setup.

. Support waste management logistics and pest control coordination.

. Assist in general housekeeping to maintain operational readiness.

Requirements

. Degree in Facilities Management/Building Management, Engineering, or related field.

. Minimum 4+ years of facilities or operations experience, with supervisory exposure.

. Experience managing vendors, maintenance operations, and projects.

. Proficient in Microsoft Office.

. Strong organisational, communication, and leadership skills.
