As we expand intoSingapore and the broader APAC region, we are seeking aVice President of Financeto spearhead our financial strategy, regional scaling, and cross-continental operations. This leader will build and oversee APAC finance functions while working closely with our teams acrossCanada and the United Statesto unify global financial planning, governance, and investment strategy.
Key Responsibilities
Strategic Finance Leadership APAC & Global
- Lead UnlockLand's financial strategy for Singapore and APAC, building a regional finance organization that aligns with global growth plans.
- Oversee budgeting, forecasting, treasury, capital planning, and long-term financial modelling for the APAC business unit.
- Collaborate with counterparts inNorth Americato harmonize financial reporting, performance metrics, and investment decisions across regions.
- Guide executive leadership on capital allocation, financial risk, and expansion strategy in new APAC markets.
Investment Analysis & Development Feasibility
- Evaluate real estate investment opportunities across residential, commercial, industrial, and mixed-use assets in Singapore and APAC.
- Build sophisticated financial models for land development, highest-and-best-use analysis, zoning-constrained feasibility, and multi-scenario underwriting.
- Analyze regional portfolios (1020+) to identify value drivers, risk exposure, and capital efficiency opportunities.
- Support enterprise and government clients in assessing project viability, entitlement pathways, and development strategies.
Cross-Functional Collaboration & Intelligence
- Partner with Product, Data Science, and Engineering teams to convert financial KPIs into platform features that serve APAC developers and ministries.
- Provide financial and development insights used by clients on$10M$500M+ real estate and infrastructure initiatives.
- Engage external stakeholders investors, REITs, sovereign funds, ministries, planners, consultants to guide data-driven development decisions.
Market Research & Opportunity Identification
- Lead strategic research on APAC housing demand, regulatory changes, land policy (URA guidelines), urban transformation initiatives, and infrastructure expansion.
- Identify development opportunities, including FAR/density uplift scenarios, redevelopment potential, land assembly insights, and policy-driven incentives.
- Apply scenario modelling (sensitivity, Monte Carlo, regulatory impact analysis) to evaluate opportunities across Singapore and regional markets.
Portfolio Optimization & Capital Planning
- Improve portfolio performance through capital allocation modelling, liquidity planning, and return optimization.
- Enhance visibility and forecasting accuracy using automated analytics and financial intelligence tools.
- Recommend development and investment strategies that strengthen yield, feasibility, and long-term asset performance.
Ideal Profile
- 815+ years inreal estate finance, investment strategy, development analysis, private equity, or PropTech.
- Deep experience in APAC markets ideally with exposure toSingapore real estate, URA regulations, and development economics.
- Advanced capability in financial modelling, project feasibility, KPI analysis, and scenario forecasting.
- Ability to collaborate across technical, operational, and executive teams in a fast-scaling international environment.
- Entrepreneurial, analytical mindset with passion for AI, cities, and global real estate innovation.
- Experience leading finance teams and establishing regional financial infrastructure is a strong asset.
