Job Description

The Vice President & Head of Asset Management (VP, Asset Management) will be responsible for overseeing and enhancing the performance, value, and long-term strategic positioning of the Group's real estate and hospitality portfolio. This role sits at the intersection of ownership, operations, and capital strategy, and acts as the principal steward of the Group's assets on behalf of the family.

The portfolio includes hospitality assets (hotels, serviced residences, mixed-use developments), commercial and residential real estate, as well as development-stage projects across Singapore and selected international markets. The VP, Asset Management will ensure that each asset is managed in alignment with the Group's investment objectives, risk appetite, and generational wealth preservation goals, while driving sustainable value creation.

This role requires a commercially astute leader with deep experience in asset management, hospitality operations, real estate investment, and owneroperator dynamics, particularly within a family business context.

Key Responsibilities

1. Portfolio Asset Management & Value Creation

  • Develop and execute comprehensive asset management strategies to optimise financial performance, capital efficiency, and asset value across the Group's real estate and hospitality portfolio.
  • Monitor asset-level performance against approved business plans, budgets, and return thresholds, including NOI, EBITDA, cash flow, IRR, and valuation metrics.
  • Identify and implement value-enhancement initiatives such as repositioning, rebranding, refurbishment, redevelopment, operator change, or asset recycling.
  • Conduct regular asset reviews and provide clear, data-driven recommendations to ownership on hold/sell/redevelop strategies.

2. Hospitality Asset Oversight

  • Act as the owner's representative in managing relationships with hotel operators, brand partners, and third-party managers.
  • Oversee hotel management agreements, franchise agreements, and key commercial terms, ensuring alignment with owner objectives.
  • Evaluate operator performance, brand fit, and market positioning, and lead operator selection or transition processes where required.
  • Collaborate closely with operations teams to balance brand standards, guest experience, and owner profitability.

3. Capital Expenditure & Business Planning

  • Lead the development, review, and approval of annual operating budgets, capital expenditure plans, and long-term asset strategies.
  • Evaluate and prioritise CapEx investments, including renovations, ESG initiatives, and asset enhancement projects, ensuring disciplined capital allocation.
  • Oversee feasibility studies, financial modelling, and investment appraisals for new developments, acquisitions, and major redevelopments.
  • Ensure robust governance and approval processes for all significant capital commitments.

4. Development & New Investments

  • Partner with the Group's development, investment, and family office teams on new acquisitions and development opportunities.
  • Provide asset management and operational input during pre-acquisition due diligence, including market studies, underwriting assumptions, and risk assessments.
  • Support project teams from concept through pre-opening, stabilisation, and transition into steady-state operations.
  • Ensure new assets are structured, designed, and operated to maximise long-term value and operational efficiency.

5. Financial Oversight & Reporting

  • Work closely with finance teams to ensure accurate, timely, and transparent asset-level reporting.
  • Review monthly, quarterly, and annual performance reports, highlighting key risks, opportunities, and variances.
  • Prepare consolidated portfolio reviews and executive-level presentations for the family, board, or investment committees.
  • Ensure compliance with internal controls, governance standards, and reporting requirements.

6. Stakeholder & Owner Engagement

  • Serve as a trusted advisor to the family principals, providing clear insights, independent judgement, and balanced recommendations.
  • Engage with lenders, joint venture partners, co-investors, and external advisors as required.
  • Manage joint venture relationships, including governance, reporting, and performance alignment.
  • Represent the Group in senior-level discussions with operators, developers, consultants, and professional advisors.

7. ESG, Risk & Long-Term Stewardship

  • Embed sustainability, ESG, and resilience considerations into asset strategies and capital planning.
  • Oversee risk management at the asset level, including market, operational, regulatory, and reputational risks.
  • Support the Group's long-term, multi-generational ownership vision by balancing income generation with capital preservation.
  • Ensure assets remain competitive, compliant, and relevant in evolving market conditions.

8. Team Leadership & Governance

  • Build, lead, and mentor the asset management team, fostering a high-performance, ownership-oriented culture.
  • Establish best-in-class asset management processes, frameworks, and governance standards.
  • Coordinate effectively with internal teams including finance, development, operations, legal, and family office functions.
  • Champion professionalism, discretion, and alignment with family values.

Key Requirements & Qualifications

  • Bachelor's degree in Real Estate, Finance, Business, Hospitality Management, or a related discipline; MBA or equivalent postgraduate qualification strongly preferred.
  • Minimum 1520 years of progressive experience in real estate and/or hospitality asset management, investment management, or owner-side roles.
  • Demonstrated experience managing multi-asset, multi-market portfolios, preferably within hospitality and mixed-use environments.
  • Strong understanding of hotel operations, management agreements, and owneroperator dynamics.
  • Proven track record in value creation, asset repositioning, and capital investment decision-making.
  • Experience working with family-owned businesses, private capital, or family offices is highly desirable.
  • Advanced financial modelling, investment analysis, and strategic planning capabilities.
  • Strong commercial judgement, negotiation skills, and stakeholder management abilities.
