Site Selection and Acquisitions Department
The Site Selection & Acquisitions team is responsible for delivering quality sites for Vantage's data center development. The team sources, evaluates, pre-qualifies, and completes initial due diligence leading to site acquisitions that support Vantage's data center business across APAC. We work closely with Market Strategy, Sales, New Site Development, Design & Engineering, Construction, Operations, Legal, Finance, and the Vantage Senior Leadership Team.

Position Overview
This role will manage and track site selection activities in assigned markets across APAC, conduct due diligence activities, manage the site acquisition process, and align internal and external stakeholders to support timely, within-scope, and within-budget transaction closings. The successful candidate will also be expected to build and establish systems, tools, and processes to manage dashboards, contracts, metrics, feedback, and monitoring systems related to site acquisitions.
Duties
- Track and monitor a high volume of large, complex real estate transactions, including freehold and leasehold acquisitions, developments, and other deal structures.
- Execute transaction strategies for a given region or market:
- Act as the initial scout for identified markets and sites; travel to potential locations, complete initial site assessments, prepare travel reports, and work with the New Site Development team to prepare diligence packages for internal review.
- Manage transactions from inception to close, including securing necessary easements and ROWs.
- Serve as the Point of Contact for all informational inquiries (inbound/outbound) from third parties.
- Track and monitor all acquisition opportunities across a region or allocated sub-region. Conduct analysis to identify areas of improvement and work closely with Site Selection Managers to update the status of each opportunity.
- Track, monitor, and report the status of all acquisitions and support report development per the internal acquisition process.
- Draft Letters of Intent (LOI) using standard templates, working alongside the legal team.
- Maintain templates through ongoing process improvement.
- Engage with local brokers, consultants, or others as needed to comply with Know-Your-Client and other legal requirements. Complete all third-party due diligence reports for new vendors.
- Support closing activities: oversee survey processes; procure title, environmental, and other necessary insurance; ensure payment terms and conditions are met by internal teams; coordinate with internal and external legal teams to file required documents (e.g., transfer of deeds of trust, title, property) in compliance with the Sales and Purchase Agreement and local legal requirements.
- Manage all pre-diligence and due diligence materials, checklists, and dashboards for Site Selection tasks, and support the New Site Development team in areas such as:
- Power, telecom, and fiber studies
- Environmental and risk surveys
- Topographical and geotechnical studies
- Title and legal due diligence
- Entitlements, permitting, planning, and other requirements impacting site development
- Administer Professional Services contracts, Non-Disclosure Agreements, Powers of Attorney, and other documents needed to engage third-party consultants, agencies, and economic development groups, including obtaining internal approvals for scope, schedule, and budget.
- Support economic development incentive programs through research, business case analysis, project inputs, and related documentation needed for government and non-government agencies, along with the Public Policy team.
- Prepare economic impact deliverables for presentation to local authorities when needed.
- Manage incentives programs to ensure compliance with grant requirements.
- Manage external/internal meetings, create agendas, track open issues, and maintain action items through minutes and other key deliverables.
- Ensure that qualified professional firms carry out Broker Opinion of Value and/or detailed valuation reports for all shortlisted sites.
Requirements
- Bachelor of Science degree in commercial real estate, surveying, or Business Management is preferred.
- More than 5 years of experience in commercial real estate/property transactions across APAC markets.
- Land and building acquisition experience is essential.
- Data center or technical facility experience is preferred but not required.
- Strong IT skills, including proficiency with communication tools, Excel (advanced), Power BI, Smartsheet, and SharePoint.
- Excellent analytical skills with an understanding of real estate finance, project IRR, and discounted cash flow analysis.
- Strong relationship-building and stakeholder management skills; must be a strong team player.
- Ability to analyze complex business concepts and documents.
- Ability to respond effectively to sensitive issues, complex inquiries, or complaints.
- Ability to deliver effective presentations on general topics.
- Strong problem-solving skills and ability to work with limited information.
- Ability to interpret various instructions provided in written, oral, diagrammatic, or schedule formats.
