Job Description: Site Supervisor (Building Repair & Maintenance)

Position: Site Supervisor
Department: Operations
Reports to: Project Manager / Operations Manager
Locations: Various Shopping Malls & Commercial Buildings in Business Downtown Areas
Pay: $3,100.00 - $4000.00 per month

1.0 Job Purpose

The Site Supervisor is responsible for the on-site execution, coordination, and supervision of a wide range of building works. This role ensures all projects are completed safely, on time, within budget, and to the highest quality standards, while maintaining excellent communication with clients, subcontractors, and the internal office team.

2.0 Key Areas of Responsibility & Workscope

The Site Supervisor will be directly responsible for overseeing the following types of work:

2.1 Demolition & Strip-Out

  • Supervise the safe and controlled demolishing of offices, retail shops, and factory units, ensuring proper waste segregation and disposal.

2.2 Painting & Coating

  • Oversee all painting works, including:
  • Application of epoxy paint on floors.
  • Application of emulsion paint on walls and ceilings.
  • Application of enamel paint on metal and wooden surfaces.

2.3 Partitions, Walls & Ceilings

  • Supervise the erection of concrete, brick, and lightweight walls.
  • Oversee plastering and skim coating works.
  • Manage the installation and repair of ceiling systems, including plaster ceiling and ceiling boards.

2.4 Flooring & Finishes

  • Manage all flooring works, including:
  • Installation of tiles, external granite, carpet, and vinyl.
  • Hacking of concrete floors and subsequent concrete topping.
  • Timber decking, skirting, and parquet floor sanding & varnishing.
  • Polishing of various floor surfaces.

2.5 Doors, Windows & Glazing

  • Coordinate with glazier subcontractors for the removal, replacement, and installation of glass panels, doors, and toilet tempered glass doors.
  • Supervise the installation and replacement of locksets, panic devices (PD) doors, and fire-rated doors (single and double leaf).

2.6 Minor Electrical & Sanitary Work

  • Conduct and supervise minor electrical repairs (e.g., lighting, switches).
  • Coordinate with electrical subcontractors and switchboard suppliers for cabling and switchboard installation for reinstatement and A&A works.
  • Supervise sanitary and portable water pipe work, including replacement of WCs, pan collars, urinals, KWP pipes, bends, bathroom mixers, and sink taps.

2.7 Specialized & Support Works

  • Erect and manage site hoarding for retail shops during reinstatement.
  • Supervise the installation of prefabricated fencing and green coloured steel fencing.
  • Coordinate furniture installation and minor furniture works.
  • Erect aluminum scaffolding and operate/coordinate the use of boom lifts and scissor lifts.

3.0 Health, Safety & Environment (HSE)

  • Mandatory Certification: Must possess and maintain valid MWAH (Manage Work-at-Height), BCSS (BuildSafe Construction Supervisor) or equivalent, and WSH Coordinator certificates.
  • Enforce all company safety policies and procedures on site at all times.
  • Conduct daily toolbox meetings and ensure all workers and subcontractors adhere to safe work practices.
  • Be responsible for site housekeeping, hazard identification, and incident prevention.

4.0 Administrative & Client Management Duties

  • Site Measurement & Documentation: Take accurate site measurements and prepare detailed notes.
  • Quotation Support: Liaise with the office administration team to prepare quotations by providing technical details, measurements, and scope clarification.
  • Client Liaison: Act as the primary on-site point of contact for the customer, managing expectations and providing regular updates.
  • Site Coordination: Coordinate all site activities, materials, and manpower from project commencement to successful completion.
  • Photographic Evidence: Take comprehensive before, during, and after photos for documentation, progress tracking, and client records.
  • Service Reporting: Arrange for the customer to sign off on completed service reports upon satisfactory job completion.

5.0 Personal Attributes & Competencies

  • Adaptability & Learning Mindset: Must be open to learning new technical skills and adapting to new administrative and project management systems as implemented by the company.
  • Organized & Detail-Oriented: Meticulous in planning, documentation, and quality control.
