Sr. Manager / Manager, Site Acquisition

Job Purpose
The Site Acquisition Manager is responsible for identifying, securing, and transacting land or existing properties suitable for data center development. This role leads the end-to-end acquisition process-from sourcing and initial site screening through negotiations, due diligence coordination, and contract execution-working closely with internal stakeholders and external counterparties to deliver development-ready sites.
Key Responsibilities
- Source and qualify potential sites for data center development through brokers/agents, direct landowner outreach, industrial parks, and other channels.
- Conduct initial site screening against core requirements (land size, zoning/land use, access, expansion potential, and development constraints).
- Lead commercial negotiations with landowners/landlords and their representatives, including pricing, terms, exclusivity, deposits, and key conditions.
- Manage the transaction process end-to-end: LOI/term sheet, due diligence workstreams, contract negotiation support, and closing.
- Coordinate due diligence with internal and external parties (legal, technical consultants, surveyors, environmental, title/ownership checks as applicable).
- Prepare internal decision materials (site summary, risks, assumptions, commercial terms, recommendations) for management approvals.
- Maintain a structured acquisition pipeline and provide regular updates on progress, risks, and required actions.
- Build and manage relationships with landowners, brokers, local advisors, and relevant stakeholders to strengthen deal access and execution speed.
- Ensure proper documentation, governance compliance, and clean handover of acquired sites to development/delivery teams.
Requirements
- 5+ years of experience in land acquisition, industrial real estate, site selection, or related transaction roles; data center experience is a plus.
- Proven capability to negotiate commercial terms with landowners/landlords and complete transactions successfully.
- Strong understanding of real estate transaction processes, including term sheets/LOIs, diligence coordination, and closing mechanics.
- Ability to manage multiple deals in parallel with strong ownership, attention to detail, and timeline discipline.
- Clear communication skills and ability to work cross-functionally with legal, finance, development, and technical teams.
- High integrity, good judgment, and comfort operating in fast-moving, ambiguous environments.
- Willingness to travel as needed for site visits and negotiations.
Education & Academic Background
- Bachelor's degree in Business, Real Estate, Finance, Economics, Engineering, Law, or a related discipline.
Preferred Qualifications
- Experience with industrial land transactions for infrastructure-heavy developments (e.g., data centers, logistics, industrial parks).
- Familiarity with basic site feasibility factors relevant to data centers (utilities access, permitting considerations, constraints).
- Established broker/landowner network in target markets.
