This role sits at the intersection of development, execution, and stakeholder management across ZACD's real estate investment and development projects.
You will drive end-to-end project coordination across feasibility, approvals, execution, and market readiness, working closely with internal stakeholders, joint venture partners, consultants, and government authorities.
This is a high-ownership, hands-on role operating in a lean and evolving environment, requiring someone who can navigate ambiguity, align stakeholders, and drive projects forward without heavy structure.
Key Responsibilities
Feasibility & Development Planning
- Lead and support feasibility studies (FS) and financial analysis (FA) for GLS sites, redevelopment and investment opportunities
- Work with internal stakeholders and JV partners to shape project scope, development strategy, and positioning
- Evaluate technical feasibility, risks, and commercial viability
End-to-End Project Execution
- Drive execution across design, approvals, construction, and delivery phases
- Develop and manage project timelines, budgets, and milestones
- Ensure delivery on time, within budget, and aligned with investment objectives
Stakeholder & JV Management
- Act as central coordination point between:
- Internal stakeholders
- JV partners / investors
- Consultants, contractors, and vendors
- Manage expectations and resolve conflicts to keep projects moving forward
Regulatory & Authority Management (Singapore)
- Manage submissions, approvals, and compliance with authorities such as:
- Urban Redevelopment Authority
- Building and Construction Authority
- Singapore Civil Defence Force
- Ensure adherence to all regulatory, planning, and building requirements
Commercial & Marketing Coordination
- Work with marketing teams and partners on:
- Project positioning
- Launch timelines
- A&P coordination
- Ensure project delivery aligns with market readiness and sales objectives
Cost, Risk & Contract Management
- Review contractor quotations and recommend commercially sound decisions
- Manage contracts, variations, and cost controls
- Identify and mitigate risks across timeline, cost, and stakeholder alignment
Reporting & Governance
- Prepare project progress reports and stakeholder updates
- Escalate critical risks and issues proactively
- Maintain strong documentation and accountability across projects
Educational Qualifications & Technical Capabilities
- Minimum Degree in Real Estate, Architecture, Building, Engineering or equivalent.
- Familiarity with development lifecycle, construction methods, and approvals
- Proficiency in project tracking, reporting, and coordination tools
Experience
- 4 to 7 years of experience in property development, project management, construction in the real estate industry
- Experience in residential, commercial, or industrial developments
- Experience working with developers, consultancies, or JV-driven projects
- In-depth knowledge of Singapore building regulations and submission procedures (URA, BCA, SCDF/FSSD, LTA, PUB)
- Familiar with project management tools (e.g. MS Project, Primavera) and basic CAD/technical drawings.
