My client is seeking an experienced Senior Project Manager with a proven track record exclusively in landed residential projects (Terrace, Semi-Detached, and Bungalow homes). The ideal candidate is a hands-on leader who can oversee the full project lifecycle - from groundbreaking through to final handover. This role demands strong expertise in site operations, cost control, scheduling, and team leadership, specifically within the complexities of landed property construction. Salary is depending on market rate.
Project Leadership
Direct and manage the entire construction process for landed residential projects.
Ensure projects are delivered on time, within budget, and in accordance with quality standards.
Site & Team Management
Supervise site teams, subcontractors, and suppliers to maintain productivity and workmanship standards.
Mentor and guide junior project engineers and coordinators to build team capability.
Budget & Cost Control
Oversee project budgets, assess progress claims, manage variation orders, and optimize resource allocation to safeguard project profitability.
Schedule Management
Develop and monitor detailed project schedules using MS Project.
Anticipate potential risks such as weather disruptions or material shortages and implement prompt corrective actions.
Stakeholder Coordination
Serve as the primary liaison between clients, architects, engineers, and consultants.
Facilitate effective communication and resolve technical or site-related conflicts efficiently.
Quality & Safety Assurance
Conduct thorough site inspections to ensure works meet specifications and quality benchmarks.
Enforce strict adherence to safety regulations and site compliance standards.
Regulatory Compliance
Coordinate closely with Qualified Persons (Architects and Engineers) to ensure construction aligns with approved plans and statutory requirements.
Manage inspection processes and authority approvals with BCA.
Problem-Solving & Technical Oversight
Address unforeseen site challenges, including soil conditions and structural discrepancies, with practical and timely solutions.
Documentation & Reporting
Prepare and maintain progress reports, site meeting minutes, cost updates, and project handover documentation for management and clients.
Qualifications
Diploma or Degree in Civil Engineering, Construction Management, or a related discipline.
Experience
Minimum 12-15 years of construction experience.
At least 5 years of direct experience managing landed residential projects (Terrace, Semi-D, Bungalow).
Technical Skills
Proficient in MS Project, Excel, and other project management tools.
Strong knowledge of local building regulations, authority requirements, and safety standards for landed residential construction.
