Contracts & Legal Oversight
- Lead end-to-end contract administration from pre-contract negotiations to project close-out.
- Review, negotiate, and advise on standard and bespoke contracts (e.g., SIA, PSSCOC, REDAS) and consultant appointments.
- Act as the primary advisor on contractual rights, obligations, and risk exposure throughout the project lifecycle.
- Support senior leadership in developing strategies for complex or high-risk projects.
- Liaise with external legal counsel on contract interpretation, disputes, and legal proceedings.
Claims & Dispute Management
- Oversee preparation, evaluation, and negotiation of claims, including EOT, variations, prolongation, and disruption costs.
- Support project teams in assessing and responding to contractor claims.
- Develop claims strategies aligned with commercial objectives and risk profile.
- Manage dispute resolution processes (adjudication, arbitration, mediation) and provide expert witness support when required.
- Offer early-warning advice to prevent escalation of disputes.
Programme & Project Controls
- Implement standardized project controls to manage timelines, obligations, and commercial exposure.
- Establish and monitor Master Time Programme and detailed schedules.
- Oversee resource planning, productivity tracking, and cost control frameworks.
- Coordinate with contractors to review construction programmes and progress reporting.
- Develop and present programme recovery strategies when needed.
Change Management (RFC/RFI)
- Implement robust RFC, RFI, and change control procedures.
- Assess contractual and commercial implications of proposed changes.
- Ensure timely, well-documented responses to protect entitlements and commercial position.
- Align design development with contractual and programme frameworks.
Risk, Compliance & Governance
- Identify and mitigate contractual and commercial risks across the project lifecycle.
- Develop internal policies, templates, and best-practice guidelines.
- Ensure compliance with governance and insurance requirements.
- Support audits and management reviews related to contracts and claims.
Reporting & Commercial Performance
- Establish structured reporting on progress, risks, delays, and claims.
- Collaborate with leadership to ensure timely delivery, certification, and payment.
- Provide ongoing advice to enable informed decision-making.
Stakeholder Engagement & Team Leadership
- Build strong relationships with clients, consultants, contractors, insurers, and legal advisors.
- Represent the company in high-level negotiations and discussions.
- Mentor and train internal teams on contracts, claims, and risk management.
- Attend key meetings, including progress reviews and claims negotiations.
What you'll need to succeed
- Minimum 10 years in contracts, claims, and dispute management within architecture, construction, or consultancy.
- Strong experience with local construction contracts.
- Proven track record in managing EOTs, prolongation, and complex claims.
- Healthcare project experience preferred.
- Strong commercial and legal acumen with a solution-oriented approach.
- Excellent negotiation, drafting, and analytical skills.
- Strong leadership and stakeholder management capabilities.
