Responsibilities:
- Oversee the maintenance, operation, and optimization of mechanical and electrical systems within assigned properties, including HVAC, plumbing, electrical distribution, fire protection, and other M&E equipment.
- Develop and implement preventive maintenance programs for M&E systems to minimize downtime, extend equipment lifespan, and ensure compliance with regulatory requirements and manufacturer recommendations.
- Coordinate and oversee repairs, troubleshooting, and corrective actions for M&E systems, including diagnosing issues, identifying root causes, and implementing effective solutions in a timely manner.
- Implement energy conservation measures and strategies to improve the energy efficiency of M&E systems, reduce utility costs, and minimize environmental impact. Monitor energy consumption, analyze data, and identify opportunities for optimization.
- Select, engage, and manage vendors, contractors, and service providers for M&E maintenance, repairs, and upgrades. Negotiate contracts, monitor performance, and ensure adherence to quality, safety, and regulatory standards.
- Ensure compliance with relevant codes, regulations, and industry standards for M&E systems, including health and safety regulations, building codes, and environmental standards. Conduct audits and inspections to verify compliance and address any deficiencies.
- Develop and manage budgets for M&E maintenance, repairs, and capital projects. Monitor expenses, track costs, and identify opportunities for cost savings while maintaining quality and reliability of services.
- Build and maintain positive relationships with tenants, addressing their M&E-related needs, concerns, and inquiries promptly and effectively. Communicate proactively with tenants regarding planned maintenance activities, service disruptions, and safety precautions.
Requirements:
- Minimum Diploma/ Degree in Building/Project Management, Mechanical or Electrical Engineering or its equivalent.
- Minimum 5 years of Experience in M&E such as ACMV, and Electrical services
- Must be familiar with submission process of building plans for local authorities approval.
- Proficiency in MS Office.
