Senior Operations Manager to join their team and contribute to their ongoing success.
Key Responsibilities
- Strategic & Operational Leadership: Develop and implement Standard Operating Procedures (SOPs) and Business Continuity Plans (BCP). Formulate policies to improve productivity and operational efficiency.
- Compliance & Safety: Ensure strict compliance with the WSH Act and all relevant regulatory requirements. Liaise with government authorities and consultants regarding statutory standards.
- Financial & Tender Management: Prepare and manage annual maintenance budgets. Lead tender exercises for repairs, replacements, and redevelopment works, ensuring cost-effectiveness and timely delivery.
- Vendor & Contract Management: Oversee all outsourced service providers (housekeeping, landscaping, pest control, waste management, etc.). Evaluate work quality to ensure service levels meet the high standards of a Grade A building.
- Preventive Maintenance: Administer contractual obligations for building systems and façade upkeeping, ensuring high levels of operational efficiency and cleanliness.
- Tenant Management: Manage core business support processes and maintain excellent relationships with tenants through superior building service delivery.
- Team Supervision: Lead and mentor a multidisciplinary internal team and external partners to achieve organizational goals.
Key Requirements
- Education: Degree in Real Estate, Property Management, Facilities Management, or a related field.
- Experience: Minimum 10 years of managerial experience in real estate or property management, with a proven track record in managing large-scale Grade A commercial or retail buildings.
- Technical Knowledge: Strong understanding of statutory requirements for building services, facility operations, and safety. Ability to read technical/structural drawings (as-built drawings) is highly advantageous.
- Sustainability Expertise: Possession of a Certified Green Mark Facilities Manager qualification and experience managing Green Mark-certified buildings is a significant plus.
- Leadership Skills: Proven ability to lead teams toward strategic goals and proactively identify opportunities for operational improvement.
- Communication: Exceptional written and verbal communication skills for stakeholder management and reporting.
