Key Responsibilities
- Steer the comprehensive operational strategy for a premiumcommercial property, optimizing Standard Operating Procedures (SOPs) andBusiness Continuity Plans (BCP) to achieve peak facility performance.
- Direct holistic preventive maintenance and building improvement programs, strictly managing external service providers across M&E, landscaping, security, and waste management to ensure exceptionalservice level agreements (SLAs).
- Cultivate strong landlord-tenant relations by seamlesslymanaging premises handover, addressing service requests promptly, andrigorously supervising tenant fit-out projects for structural and regulatorycompliance.
- Formulate and govern the annual departmental budget,spearheading procurement and tender exercises for critical asset enhancementinitiatives, major repairs, and site upgrades.
- Champion workplace safety and health (WSH) protocols,liaising directly with statutory bodies to ensure full adherence to buildingcodes, facility regulations, and environmental sustainability standards.
- Lead, mentor, and empower a multidisciplinary teamspanning engineering, building services, and security, fostering a culture ofoperational excellence and continuous productivity improvement.
Requirements
- Minimum Bachelor's Degree in Real Estate, FacilitiesManagement, Property Management, Engineering, or a closely related discipline(graduates from local universities are highly advantageous).
- At least 10 years of extensive managerial experience inproperty management and engineering, demonstrating a strong track record inoverseeing large-scale commercial or retail facilities.
- Mandatory prior experience working directly for a PropertyDeveloper, possessing a robust portfolio that specifically highlights thesuccessful management of premium Grade A commercial buildings.
- Strong technical acumen with the ability to interpretcomplex structural or as-built drawings, complemented by deep familiarity withlocal statutory building codes and safety regulations.
- Possession of a Certified Green Mark Facilities Managercredential stands as a distinct advantage, showcasing capability in upholdinghigh-tier environmental sustainability standards.
- Proven expertise in orchestrating complex vendorcontracts, security operations, and carpark management, backed by exceptionalleadership and stakeholder communication skills.
