Job Description

Responsibilities

  • Work with Asset Teams and Leasing to translate approved asset and repositioning plans to clearly defined AEI scopes, budgets, programme and implementation strategies.
  • Support acquisition assessments by evaluating AEI potential, operational constraints, delivery risks and indicative cost and programme implications.
  • Develop project briefs, feasibility studies, option evaluations, business cases, budgets, programmes, risk registers and approval papers.
  • Lead design development and project coordination, ensuring proposals are operationally practical, maintainable and aligned with asset requirements.
  • Plan and conduct procurement in accordance with IOI's policies, including preparation of scopes, tender documentation, evaluations and award recommendations.
  • Appoint and manage consultants and contractors, with clear deliverables, responsibilities, programmes and performance expectations.
  • Drive project implementation and closely monitor scope, programme, cost, quality, safety, risks, decisions and dependencies.
  • Administer contracts, including instructions, variations, claims, progress payments, cost reporting, final accounts and maintenance of proper audit trails.
  • Coordinate authority submissions and stakeholder interfaces, including MCST bodies, managing agents, tenants and asset teams, and plan works within live operating assets.
  • Oversee testing, commissioning, handover, defect rectification, project close-out and tracking of approved project outcomes.

Requirements

  • Strong operational and commercial judgement in identifying and shaping practical asset enhancement solutions.
  • Strong project-management and coordination skills, with a detailed approach and disciplined follow-through.
  • Strong procurement-compliance mindset and ability to maintain clear approvals, documentation and audit trails.
  • Sound contract-administration and cost-control skills, including variations, claims, payments and final accounts.
  • Strong stakeholder-management, negotiation and communication skills across internal and external parties.
  • Relevant degree, with at least 10 years experience in project management, property development, asset enhancement or a related field.
  • Proven track record leading AEI, redevelopment, major A&A or capital projects from initiation and feasibility through procurement, construction, handover and close-out.
  • Strong operational knowledge of Grade A commercial, mixed-use or strata-titled developments, preferably including works undertaken in live operating assets.
  • Hands-on experience in consultant and contractor procurement, tender evaluation, contract administration, cost control, variations, claims and final accounts.
  • Practical experience in design coordination, programme and risk management, authority submissions and stakeholder management.
  • Relevant professional accreditation would be advantageous.
