We are seeking a results-driven Manager / Senior Leasing Manager with a strong focus on leasing to oversee the leasing strategy and performance across a portfolio of real estate assets. This role plays a key part in driving occupancy, rental income, and long-term asset value.
Responsibilities
- Develop and implement strategic leasing plans to maximize occupancy and rental income.
- Monitor lease-up progress, renewal schedules, and rent roll performance across the portfolio.
- Set pricing strategies based on market analysis, competitor benchmarking, and asset positioning.
- Collaborate with third-party brokers or internal leasing teams to ensure effective marketing and lease negotiations.
- Track and analyse key leasing metrics: occupancy, absorption, rent growth, lease expirations, and concessions.
- Assist in the preparation of budgets, forecasts, and leasing proformas.
- Evaluate lease terms and approve deals that align with financial goals and underwriting assumptions.
- Stay current with local market trends, economic drivers, and competitive properties.
- Recommend asset repositioning or branding strategies to remain competitive and attract tenants.
- Serve as the primary point of contact between ownership and leasing/property management teams.
- Provide regular reporting on leasing performance and risks.
- Coordinate with marketing, legal, and operations teams as needed.
- Ensure all lease agreements are compliant with company standards and legal requirements.
- Oversee lease audits, tenant move-ins/move-outs, and vacancy turnover planning.
Requirements
- Bachelor's degree in real estate, Business, Finance, or a related field.
- Minimum 10 years of experience in leasing, preferably in retail and commercial assets.
- Strong knowledge of lease structures, market rent analysis, and real estate finance.
- Excellent interpersonal and negotiation skills.
- Strong analytical and reporting skills with a detailed-oriented mindset.
