Job Responsibilities:
Reports to the Leasing Manager with specific responsibilities for the leasing, marketing and lease management activities of The Star Vista, include inter-alia the following:
- Support the Leasing Manager in retail planning which includes trade/tenant mix review and planning.
- Propose, source and secure suitable tenants that fit into the desired tenant mix of the mall. This will include active cold callings, site viewings and negotiation on new leases and renewals.
- Preparation and tracking of lease documentation and marketing kits.
- Responsible for operating the various systems and tools in tenant sales and lease performance monitoring, rental analysis and forecasting, management reporting.
- Assist in market research and analysis of trends, data and preparation of reports to monitor/ determine/ validate performance of the mall and/or competitors.
- Establish and maintain good landlord-tenant relationships
- Engage and maintain good relationships with prospective tenants and real estate consultants and associations.
- Monitor rental payments to ensure timely settlement by tenants and to initiate necessary action to recover any arrears.
- Responsible for handing and following up with tenants and vendor on the monthly GTO sales via our portal and POS system
- Assist in fine tuning the related lease management systems eg Lease Management Analytics System and Point of Sales System
- Support feasibility studies and formulation of new innovative retail formats and curated concepts
- Responsible for the upkeep of files and maintenance of tenancy/sales documents in an orderly manner
- To carry out other duties that may be assigned from time to time by the supervisor.
Requirements:
- Diploma/ Degree in Real Estate Management, Business Administration, Marketing or equivalent
- Minimum 2 years of relevant experience in shopping mall
- Proven track record in retail leasing with good network of tenants and contacts
- Good written and spoken communication skills, with strong negotiation and numeracy skills
- Computer savvy and familiar with Microsoft software such as excel and powerpoint
- Meticulous, ability to multi-task and work within tight timeline
- Possess positive disposition, independent, resourceful and a team player
