About the Role:
To execute Asset Management strategies for the commercial portfolio assigned by pro-actively engaging tenants and shareholders representatives to establish long term business relationships maximizing occupancy and yield of portfolio.
Responsibilities
a. Maximizing Revenue
- Support strategic business plans to enhance and increase portfolio income.
- Maintain full occupancy of portfolio by securing new/replacement/renewing tenants to reduce any vacancy.
- Achieve competitive optimal rent and lease terms in the securing/renewing tenants.
b. Relationship with Shareholders, Tenants and Consultants
- Maintain and enhance relationships with assigned tenants while ensuring tenant's fulfilment of obligations as stated in lease agreement including timely rental payments, security deposits, correct permitted use, managing tenant's feedbacks and complaints, queries on building maintenance and property tax matters.
- Establish good working relationships with shareholders representatives.
- To pay special attention to key tenants in portfolio.
- Establish and maintain good working relationships with various consultants including lawyers, QP, surveyors and real estate consultants.
- Support the organizing of relevant formal/informal gatherings/events to enhance networking.
c. Process & Operations
- Engage in negotiations to secure leasing deals and facilitate the proper execution of necessary leasing documents from managing leasing enquiries to completion of lease documentation to secure new/replacement tenants.
- Ensure the smooth operations and process of department work flow.
- Proactive in sharing of information within department including market research data and rental competition etc.
- Ensure the organized filing and safekeeping of files, data and information.
- Work with facilities management and finance team to ensure smooth day to day operations of the portfolio and good tenants experience and to highlight any opportunities to improve property performance.
- Collaboration with marketing communication team to enhance the awareness of branding of portfolio/company and for the marketing/leasing of premises.
- Assist in planning and review of portfolio budgets including rental revenue, operational expenses and marketing expenses.
d. Compliance & Good Governance
- Prepare and collate necessary information for regular reporting and ad-hoc updates as required by management and shareholders.
- Ensure accurate and timely report submissions and attendance where required to report at various relevant meetings.
- Meeting audit requirements and enhance processes to comply with findings.
e. People Development
- Be a team player in the department.
- Work with department executives to enhance their skill set.
- Assist to organize and participate in activities that promote department and organizational interest.
Requirements
- At least 3 - 4 years of leasing management experience handling Grade A or similar type of commercial portfolio for Assistant Leasing Manager.
- Degree in Real Estate or equivalent.
- Must possess CEA salesperson's license.
- With experience managing MNCs, key corporate account is a plus.
- Well-conversant with Microsoft Office software applications especially with Microsoft Word, Excel, Powerpoint and Outlook.
- Experience in managing/guiding junior executives an added advantage.
- Pleasant personality and good interpersonal skills.
