Job Description

Company Description

Australasian Property Group is a leading real estate developer with a presence in Australia and parts of Asia, including Singapore. The company is renowned for its expertise in property development, specializing in both residential and commercial projects, as well as Specialist Disability Accommodation. With a reputation for innovation and design excellence, Australasian Property Group is dedicated to delivering high-quality developments that significantly impact local communities. Their projects continually push the boundaries of the property sector, elevating industry standards and redefining urban environments.

Role Description

We are seeking an experienced Senior Investment Analyst (or Investment Associate) with 4–7 years of relevant experience to take a lead role in investment origination, execution, and portfolio management activities. The successful candidate will work directly with senior investment professionals on live transactions, run workstreams independently, and contribute to investment strategy and decision-making. This is a hands-on seat with meaningful ownership rather than a junior support role.

Key Responsibilities:

Investment Analysis & Execution

•   Lead the build and review of detailed financial models (DCF, IRR, sensitivity and scenario analysis), exercising commercial judgement on assumptions and structure.

•   Independently evaluate new investment opportunities across commercial, financial, structural, and risk dimensions.

•   Author investment memoranda, internal approval papers, and committee presentations, and present recommendations to senior decision-makers.

•   Direct market research, comparable analysis, and underwriting deep-dives.

Due Diligence & Transaction Execution

•   Manage financial, legal, tax, and commercial due diligence workstreams end-to-end, coordinating external advisors and internal stakeholders.

•   Negotiate and review transaction documentation, term sheets, and structuring proposals alongside senior team members.

•   Drive deal execution from origination through closing, owning timelines and deliverables.

Portfolio & Asset Management:

•   Own portfolio monitoring against underwriting assumptions, surfacing risks and value-add opportunities proactively.

•   Track cash flows, returns, and key investment metrics, and lead quarterly performance and valuation cycles.

•   Prepare investor materials, capital call and distribution analyses, and strategic reviews.

•   Support refinancing, restructuring, and asset-level value-add initiatives, including lender relationship management.

Candidate Profile

Experience:

•   4–7 years of relevant transaction or investing experience, ideally with at least one full deal cycle (origination to close) under your belt, in one or more of:

•   Private equity, private credit, or principal investing

•   Real assets, infrastructure, or real estate investing

•   Investment banking (M&A, leveraged finance, or structured products)

•   Transaction services or strategy advisory with a clear path into investing

•   Demonstrated track record of running workstreams independently and engaging credibly with senior stakeholders, advisors, and counterparties.

•   Exposure to Asia-Pacific markets is preferred.

Technical Skills

•   Advanced financial modelling and analytical skills, with the ability to design models from a blank sheet, not just maintain existing ones.

•   Strong command of valuation methodologies (DCF, IRR, multiples, NAV, sum-of-the-parts) and investment structuring concepts.

•   Comfort interrogating complex investment structures, capital stacks, and risk/return profiles.

•   High attention to detail and expert-level Excel; PowerPoint fluency for committee-grade materials.

Personal Attributes

•   Strong analytical mindset paired with sound commercial judgement and intellectual honesty.

•   Self-starter who can manage multiple workstreams under deal pressure with minimal supervision.

•   Clear, concise written and verbal communicator capable of presenting to investment committee.

•   Comfortable in a fast-paced, transaction-oriented environment, and eager to take on increasing ownership over time.

What We Offer

•   A senior seat with direct exposure to live investments and decision-makers from day one.

•   Meaningful ownership of workstreams and a clear runway to grow into a deal-leading role.

•   Broad mandate across investments, execution, and portfolio management.

•   High-performance, collaborative, and intellectually rigorous culture.
