ZACD is a leading regional integrated asset manager. We are seeking a Financial Analyst who excels in the intersection of real estate investment and sophisticated financial engineering. You will be responsible for the financial lifecycle of our investments, ranging from project-specific Special Purpose Vehicles (SPVs) to multi-asset Variable Capital Company (VCC) sub-funds.
Key Responsibilities
1. Investment Underwriting & SPV Management
- Project Feasibility: Build and stress-test Discounted Cash Flow (DCF) models for project-level SPVs, focusing on residential and industrial developments.
- SPV Performance: Monitor the financial health of individual SPVs, tracking project costs (CAPEX/OPEX), debt drawdowns, and loan-to-value (LTV) ratios.
- Tax & Structure: Work with tax advisors to ensure SPVs are structured for maximum tax efficiency (e.g., Section 13O/13U considerations where applicable).
2. VCC Fund Architecture & Operations
- Sub-Fund Modeling: Manage the financial framework for sub-funds under the ZACD VCC umbrella, ensuring strict statutory segregation of assets and liabilities.
- Waterfall Distributions: Calculate complex distribution tiers (Hurdle rates, Catch-up, and Carried Interest) across different share classes within a VCC.
- NAV Oversight: Assist in the periodic calculation of Net Asset Value (NAV) and coordinate with fund administrators for VCC audits.
3. Market Research & Strategic Reporting
- Market Benchmarking: Analyze regional property trends and land bid prices to provide the quantitative basis for Buy/Sell recommendations.
- Investment Memoranda: Prepare high-level investment papers for the Investment Committee (IC) and external investors, highlighting risk-adjusted returns.
Requirements
- Education: Degree in Finance, Real Estate, Economics, or Accountancy.
- Experience: Min. 35 years in Real Estate Private Equity (REPE), Investment Banking, or Fund Management.
- Technical Skills: * Expert-level Microsoft Excel (Complex financial modeling and VBA).
- Deep understanding of the Singapore VCC Act and traditional SPV legal frameworks.
- Analytical Ability: Proven track record of evaluating real estate deals from bottom-up (property level) and top-down (fund level).
- Communication: Ability to distill complex structural nuances into clear reports for senior management. Chinese language will be an added advantage.
