Aurex Group is currently partnered with a global real estate investor that is looking to build capability in Singapore. The position sits within the team responsible for overseeing the financial and operational performance of the Singapore real estate portfolio.
About the Role
The role involves supporting all aspects of asset management including but not limited to performance tracking, modelling, reporting, valuation, and financial / scenario analysis.
Responsibilities
Business Planning & Reporting
- Preparing annual asset plans, asset performance slides and maintaining a forecast model for each asset within the portfolio.
- Quarterly forecasting, valuations, and providing inputs for house view research requirements, form part of this process.
Financial Performance Management
- Prepare dashboards, variance analysis, and trend reports analysing key metrics such as revenue, profitability, and operational efficiency.
- Maintain data integrity and audit-readiness.
- Help design scalable reporting tools and processes.
Capital Expenditure Projects
- Work closely with Capital Works Manager to track capital expenditure (CapEx) program, from inception to completion, ensuring operational efficiency, adherence to budget and timeline constraints, and successful project outcomes.
Development and Implementation of Strategies
- Develop and execute asset plans including enhancement strategies for acquired properties, ensuring they meet or exceed financial expectations.
- Work with property management teams to implement improvements in operations, tenant satisfaction, and overall performance.
- Conduct regular reviews of property conditions, ensuring compliance with brand standards, regulatory requirements, and sustainability initiatives.
Qualifications
- Degree in Real Estate, Finance, Business, Economics, Accounting, or related discipline
- At least 2 years experience in real estate, asset management, valuation, leasing, investment, or finance
Required Skills
- Strong analytical, financial modelling, Excel, and PowerPoint skills
- Good attention to detail, communication skills, and stakeholder management ability
- Demonstrates a proactive, Get it done attitude with a strong sense of ownership and accountability
- Open to fresh graduates with a passion for real estate and possess relevant internship experience
