Key Responsibilities
1. Business Development & Sales
- Develop and implement sales strategies to achieve revenue and profit targets.
- Identify and secure new renovation, reinstatement, and fit-out projects.
- Build and maintain relationships with property owners, developers, landlords, consultants, architects, interior designers, and main contractors.
- Conduct client meetings, presentations, and site visits.
- Prepare and negotiate quotations, proposals, and contracts.
- Lead tender submissions and Request for Quotation (RFQ) responses.
- Monitor market trends and identify new business opportunities.
1. Project Planning & Management
- Plan, manage, and oversee renovation and reinstatement projects from start to completion.
- Prepare project schedules, work programs, and resource planning.
- Monitor project progress to ensure completion within timeline and budget.
- Coordinate project handover and defect rectification.
2. Building Maintenance Operations
- Oversee preventive, corrective, and emergency maintenance works.
- Manage maintenance contracts for commercial, industrial, residential, and institutional buildings.
- Coordinate routine inspections and servicing of building systems.
- Ensure timely rectification of defects and customer-reported issues.
3. Site Coordination
- Supervise site operations, subcontractors, and workers.
- Coordinate with clients, consultants, landlords, and building management.
- Ensure work is carried out according to approved procedures, specifications, and safety requirements.
- Resolve site issues and provide technical guidance.
4. Cost & Budget Control
- Monitor project costs and budget utilization.
- Prepare project budgets and cost estimates.
- Review quotations and subcontractor claims.
- Control material usage and project expenses.
- Prepare variation orders (VO) and cost reports.
5. Safety & Compliance
- Ensure compliance with Singapore Workplace Safety & Health (WSH) regulations.
- Conduct site safety inspections and toolbox meetings.
- Ensure workers follow safety procedures and permit requirements.
- Maintain proper safety documentation.
6. Client & Stakeholder Management
- Attend site meetings and progress meetings.
- Provide regular project updates to clients and management.
- Handle client feedback and resolve project-related issues.
- Maintain good relationships with clients and vendors.
7. Documentation & Reporting
- Prepare project reports, progress claims, and meeting minutes.
- Maintain project records, drawings, approvals, and permits.
- Track project milestones and completion status.
- Support management with project performance reports.
8. Procurement & Contract Administration
- Source and evaluate suppliers and subcontractors.
- Manage procurement of materials, equipment, and services.
- Monitor supplier performance and contract compliance.
- Ensure timely delivery of materials and equipment.
Requirements
Educational Qualifications
- Diploma or Degree in Building, Construction Management, Civil Engineering, Interior Design, or related field.
- Relevant project management certifications are an advantage.
Experience
- Minimum 3-5 years of project management experience in renovation, fit-out, or reinstatement works or construction industry.
- Experience handling office, retail, commercial, or industrial renovation projects in Singapore.
- Familiar with landlord and building management requirements.
- At least 5 years in a management role overseeing both sales and project delivery.
- Proven track record of winning and delivering commercial renovation projects.
Technical Skills
- Knowledge of renovation and reinstatement processes.
- Ability to read drawings and specifications.
- Knowledge of project scheduling and cost control.
- Familiar with Microsoft Office, Project, AutoCAD, or similar software.
. Strong understanding of building maintenance systems, including:
- Mechanical & Electrical (M&E) systems
- HVAC systems
- Plumbing and sanitary systems
- Fire protection systems
- Lift and escalator systems
- Building Management Systems (BMS)
Regulatory Knowledge
- Knowledge of BCA and WSH requirements in Singapore.
- Understanding of permit applications and site safety procedures.
- Experience managing subcontractors and work permits.
- Understanding of preventive maintenance planning and contractor management.
Soft Skills
- Strong leadership and site management skills.
- Excellent communication and negotiation abilities.
- Problem-solving and decision-making capability.
- Ability to work under pressure and meet tight deadlines.
Preferred Qualifications
- Possess BCSS / WSH Safety Course certification.
- Class 3 driving licence is an advantage.
- Experience in commercial office reinstatement projects.
