Recruitment: RTO (Resident Technical Officer)
The RTO's scope works:
1. Supervision of Works-Monitors daily site activities to ensure the contractor follows the approved scope, method statements, and work schedule.
2. Quality Control-Checks that repairs (e.g. cracks, spalling concrete, waterproofing) and painting works meet required standards and specifications before, during, and after completion.
3. Compliance & Safety-Ensures all works comply with regulations, safety requirements, and good industry practices (including MOM safety rules and BCA guidelines).
4. Inspection & Reporting-Carries out inspections, highlights defects, and submits regular progress and quality reports to the Managing Agent and Council.
5. Coordination-Liaises between the contractor, consultant (e.g. engineer/architect), and Management to resolve technical issues or site problems.
6. Verification of Works Done-Checks and certifies completed work stages (progress claims) before payment is recommended.
7. Defects Management-Ensures all defects are properly rectified before handover and during the Defects Liability Period.
In short, the RTO protects the condo's interests by making sure the R&R work is done properly, safely, and according to contract requirements.
Salary: Negotiable based on qualifications and experience.
