M.INTERIOR is looking for a Quantity Surveyor to support cost planning, procurement and commercial control across our landed residential, A&A / reconstruction, rebuild and interior renovation projects in Singapore. This role is suited for someone who is commercially sharp, detail-driven and comfortable working closely with leadership, project leads, designers, suppliers, subcontractors and site teams to keep BOQs accurate, trade budgets controlled and cost risks visible early.

How to Succeed in this Role
The Role & Responsibilities
Commercial Planning and Cost Coordination
- Cost Planning and Estimation: Prepare preliminary cost estimates from client brief, design intent, drawings, specifications, site conditions and known project constraints. Ensure assumptions, exclusions, provisional items and cost risks are visible before quotation or proposal issue.
- BOQ and Quantity Take-Off: Prepare, review and maintain Bills of Quantities grouped clearly by trade. Quantify materials, labour and scope from architectural, interior, structural, M&E and construction drawings, while flagging missing information and unresolved design items early.
- RFQ and Supplier Sourcing: Prepare and issue RFQs with clear scope, drawings, quantity references and assumptions. Source prices, request clarifications and compare quotations on a like-for-like basis.
- Trade Budget Control: Support Leadership in setting and reviewing approved trade budgets, including basis of budget, scope included, scope excluded, assumptions, provisional items, known risks and approval records before any purchase or award proceeds.
- Procurement and Negotiation: Negotiate with suppliers and subcontractors on pricing, scope, terms, lead times and commercial conditions. Support award recommendations based on cost, scope completeness, reliability and project suitability.
- Stakeholder Coordination: Work closely with Design, Project Delivery, Construction, suppliers and subcontractors to align commercial information with design intent, buildability, procurement sequence and site requirements. Attend selected client or project meetings where cost explanations, VO logic or commercial clarification is required.
Execution and Commercial Control
- Live Budget Tracking: Maintain live budget trackers showing approved trade budgets, committed costs, actual costs, outstanding BOQ items, budget remaining, Forecast Final Cost, variance, status and actions required for each active project.
- Variation and Claims Management: Prepare and support Variation Order costings, review subcontractor claims, support payment certifications, track progress claims and assist with final account settlement so all cost changes are properly substantiated and traceable.
- Contract Administration: Support contract administration under Design & Build contracts, subcontract agreements and, where applicable, SIA standard form contract conditions. Candidate must be comfortable assessing variations, claims, payment certifications, contractual scope boundaries and final account settlement.
- Cost Risk and Forecasting: Update Forecast Final Cost when quotations differ from allowances, quantities change, specifications shift, unresolved BOQ items become clearer or site conditions affect cost. Escalate At Risk or Over Budget trades with clear remarks and proposed actions.
- Documentation Management: Maintain organised and up-to-date commercial records, including BOQs, RFQs, quotations, comparison sheets, contracts, purchase orders, invoices, claims, VO records, supplier details, award notes and management cost reports.
- Commercial Compliance: Ensure every commitment, purchase, award, invoice and claim is assigned to the correct trade and supported by proper records. Do not allow verbal approvals, generic miscellaneous parking, hidden exclusions or unrecorded scope changes to become operating assumptions.
- Design-Led Value Control: Support value engineering by helping the team protect design intent while improving cost clarity, procurement options, buildability and margin discipline across all project typologies.
What you'll need to succeed
Skills & Qualifications
Technology and Reporting
- Software Skills: Strong proficiency in Microsoft Excel and Google Sheets is required. Ability to work with BOQ, RFQ, procurement, VO, budget tracking and project reporting systems is essential.
- Digital Take-Off and QS Tools: Experience with Bluebeam or similar digital take-off tools is an advantage. Must be willing to adopt the company's internal templates, trackers and systems as implemented.
- Budget and Forecast Reporting: Prepare clear cost reports for leadership, including approved budget, committed cost, actual cost, outstanding BOQ value, Forecast Final Cost, variance, watchlist items and actions required.
- System Discipline: Keep commercial trackers current instead of reconstructing information after the fact. Update material awards, POs, invoices, payments, claims and budget-impacting clarifications within the required reporting rhythm.
- Strong Ownership and Follow-through: Track pending RFQs, quote clarifications, supplier responses, award recommendations, VO items, claim submissions and final account matters until they are properly closed.
- Professional and Cross-team Communication: Communicate clearly and professionally across internal and external parties. Know when to clarify, follow up or escalate, especially where cost, scope, time, approved selections or approved documentation may be affected.
Qualifications:
- Relevant Qualification & Experience: Diploma or Degree in Quantity Surveying or a related field. At least 3-5 years of quantity surveying experience in landed residential, A&A / reconstruction, rebuild, high-end residential, interior fit-out, main contractor or design-and-build environments.
- Project Load: Able to support up to 5 active projects concurrently while maintaining accuracy, documentation discipline and timely cost reporting.
- BOQ, RFQ and Procurement Knowledge: Strong working knowledge of quantity take-off, BOQ preparation, RFQ issue, quotation comparison, procurement, supplier negotiation and trade-by-trade cost control.
- Contract and Claims Knowledge: Working knowledge of contract administration, progress claims, payment certification, Variation Orders, subcontractor claims and final accounts.
- Technical Construction Knowledge: Strong understanding of Singapore landed residential construction methods, A&A / reconstruction processes, building materials, statutory approval considerations and common site constraints.
- Drawing Literacy: Able to read and interpret architectural, interior, structural, M&E and construction drawings, and able to identify missing scope or unclear drawings before they become procurement or site issues.
- Commercial Judgement: Able to prepare BOQs and cost estimates from incomplete or evolving project information by making assumptions, exclusions, provisional notes and unresolved items clear to the team.
- Communication and Negotiation: Strong communication and negotiation skills for dealing with suppliers, subcontractors, project teams and selected client-facing commercial discussions.
- Technical and Digital Ability: Strong Excel / Google Sheets ability is required. Familiarity with Microsoft Project, ClickUp, Bluebeam, or similar tools is advantageous.
- Ownership and Accountability: A strong sense of responsibility, accuracy, confidentiality and follow-through is a must. The role requires someone who can flag omissions, challenge unclear scope and protect commercial discipline without waiting for problems to surface on site.
