Job Description

An Interior Design Quantity Surveyor (QS) is responsible for managing project costs and contractual matters for interior fit-out, renovation, or design-and-build works. The role bridges technical execution, and financial control, ensuring that the project meets both aesthetic goals and budget targets.

1. Pre-Contract Stage

Objective: Prepare cost estimates, budgets, and tender documents before construction begins.
Key tasks:

  • Study and analyze ID drawings, layouts, and design intent to identify cost elements.
  • Prepare Bill of Quantities (BQ), cost breakdown, and budget estimates.
  • Obtain quotation comparisons from suppliers and subcontractors.
  • Evaluate design options vs. cost implications and advise the design team accordingly

  • 2. Post-Contract / Construction Stage

  • Objective: Manage and control costs during the execution phase.
    Key tasks:
  • Prepare progress claims and interim valuations for both client and subcontractors.
  • Evaluate variation orders (VO) and change requests from designers or clients.
  • Track actual vs. budget costs and report deviations.
  • Attend site meetings and coordinate with project managers, designers, and consultants.
  • Prepare material take-off (MTO) and assist in procurement planning.
  • Verify subcontractor claims, measurements, and site works.
  • Prepare final account summary upon project completion.

2. Contract Administration

Objective: Ensure all contractual and commercial aspects are managed properly.
Key tasks:

  • Draft and review contracts, LOA (Letter of Award), and subcontract terms.
  • Manage claims, back charges, and liquidated damages matters.
  • Track payment schedules and ensure compliance with contractual milestones.
  • Maintain detailed cost reports, cash flow forecasts, and cost control logs.
  • Liaise with the client's QS or consultant for measurement and certification.

3. Reporting & Management

Objective: Support project control and company operations.
Key tasks:

  • Prepare monthly cost reports and project financial summaries.
  • Assist in budget forecasting and profitability analysis.
  • Maintain price database for ID materials and subcontract works.
  • Support project managers in commercial decisions and client negotiations.
