To assist the Building Manager to perform his/her role and responsibilities as stated above. The Property Executive will be at the front line of building management and working closely with the term contractors regarding all soft and hard services (where applicable) including Security, Cleaning, Pest Control, Landscape, Air-Conditioning and Mechanical Ventilation Systems, Electrical supply and installations, Plumbing & Sanitary, Building Management System, Fire Protection System, Lifts and other critical equipment to ensure smooth and seamless operations of the facility.
In charge of managing the day-to-day operations of the building.
Manage all facilities preventative and corrective maintenance programs, including scope of work, specifications, management of vendors, and quality assessments
Oversee the smooth running of building and other facilities as required.
Manage emergency and ad-hoc repairs, breakdowns and trouble-shooting
Ensure to perform routine inspections within buildings, equipment, and systems to identify any issues.
Report to Building Manager and Employer for any faults and defects found during routine inspection.
Maintain preventative maintenance procedures and ensure all equipment and systems are maintained in accordance to industry standard.
Carry out planned maintenance duties and respond to engineering maintenance faults and breakdowns.
Maintain the inventory records for equipment and supplies.
Co-ordinate, monitor and ensure that all works conducted by the term contractors regarding all soft and hard services fulfilled the quality standards and KPIs.
Collate all maintenance schedule and submit to the Building Manager at least 2 weeks prior to the actual works for vetting and approval.
Ensure all the submission provided by the contractors were aligned with the building's safety policies and house rules.
Manage and act as the point-of-contact between the tenants, base build consultants, various appointed sub-contractors and/or external vendors.
Establish communication with tenants on any disruptions, feedbacks, fitting-out and maintenance works conducted on site.
Ensure all checklists were fulfilled and completed to satisfaction by the term contractors, and endorsed on service reports.
Conduct handing over of units to incoming tenants, explaining all unit provisions, fitting out regulations, reinstatement condition, etc.
Facilitate routine building inspections and certification.
Facilitate viewings of vacant units before appointment time.
Raise approval papers for capital expenditure and operational expenditure.
Facilitate prospect visits, routine building inspections and certification.
Any other duties as part of Property Executive's responsibilities.
To be member of Cert Team of assigned property.
Assist Facilities Management Team on any site visits as required by the Employer
Assist Facilities Management Team on all necessary documentation for all records to be in good order.
