Vita Partners is Asia-Pacific's largest pan-regional pure-play life science, innovation and R&D real estate platform, backed by an Australian headquartered multinational real estate company and leading US private equity growth investor. The platform focuses on investing, acquiring, developing, constructing, managing, and operating real estate projects in fast-growing life sciences, innovation and R&D real estate markets in Asia-Pacific. The company operates within two main segments - a high-barrier-to-entry life sciences project construction management business and a specialized investment management business. Since the 2000s, the project construction management business has worked on over 200 projects in Asia-Pacific for more than 100 blue-chip life sciences and pharmaceutical companies, with many repeat clients. The investment management business currently manages SGD 2 billion of AUM on behalf of institutional investors, with strong aspirations for growth within the region.
Responsibilities
. Liaise with, monitor, and supervise the work of term contractors, and recommend payments accordingly.
. Check and compile a list of physical defects and follow up on repair work with internal staff and/or external vendors.
. Responsible for the procurement process, including sourcing, evaluating, and recommending new equipment for upgrading, renewing, or replacing as necessary.
. Plan, track, and manage the budget (CAPEX and OPEX), including utilization and expenses.
. Verify and tabulate monthly energy consumptions before billing tenants for utilities, chilled water, and air conditioning extension services.
. Monitor and renew licenses and permits and carry out tests as required by authorities.
. Attend to any emergencies or incidents within an appropriate response time frame and generate incident reports for submission to management.
. Oversee the fit-out and reinstatement processes, including unit handover after tenant reinstatement, and liaise with authorities as needed.
. Supervise alteration and addition (A&A) work, upgrading, and asset enhancement projects.
. Participate in Sale and Lease Management unit visits and conduct property show rounds when necessary.
. Submit monthly reports on contractor performance, estate issues, and tenant feedback.
. Assist the Cluster Manager with daily operations, manage the information counter, respond to tenant inquiries, and maintain excellent customer service.
. Ensure tenants comply with regulatory requirements, including fire safety, building codes, and operational guidelines.
. Assist in emergency response planning and conduct risk assessments.
. Collaborate with vendors and authorities to facilitate inspections, permits, and compliance matters.
. Perform other ad hoc duties as assigned by the Head of Department and/or Cluster Manager.
. Oversee day-to-day property management operations to ensure smooth and efficient building operations
. Act as a key point of contact for tenants on operational matters and service requests
. Handle tenant feedback, complaints, and follow-ups to ensure timely resolution
. Contribute to projects and assignments beyond core duties when necessary.
Knowledge, Skills & Experience
. Degree/Diploma preferably in building services, facilities management, engineering, or real estate background.
. Preferably at least 3 years of experience in similar environments, including commercial buildings, light industrial sites, and business parks
. Exhibit strong initiative, leadership, and stakeholder management skills
. Good communication and interpersonal skills
. Able to work within tight timelines, resourceful and systematic in resolving problems.
Note: This role is a6month fixedterm contract.
