About the role
An individual with experience of executing in full life cycle for project and development management functions for new developments and existing properties/assets. The role will also work closely with other functional departments within the corporate office and local offices on technical due diligence for refurbishment works and new developments (local and overseas), execution of project management duties, and develop project and construction related policies and procedures.
Key responsibilities
- Manage various stages and all aspects of property and project management from inception to completion, including feasibility study, planning, design and quality management, budget and cost control, contract management, tender and procurement, construction, post-construction, maintenance and enhancement works
- Develop and implement policies and practices for pre-contract, construction, and post-construction phases
- Comply with relevant regulatory and legislative prerequisites in preparation for project execution
- Manage and collect data for project progress reporting and benchmarking
- Manage the company and project filing system and implement group-wide project and development management regime and documentation control
- Preparation of contractual and tender documents for review, approval and submission
- Organise, plan and set targets for construction activities, review construction requirements and methodology, optimise resource allocation and perform tender evaluation
- Track project schedule and budget, conduct co-ordination meetings and site visits
- Evaluate contractor claims, variations, delay and extension of time (EoT)
- Coordination and manage site team and project stakeholders (consultants, contractors, operators, suppliers, authorities, etc.) effectively to ensure project completion in compliance with specifications, quality standards, cost and time frame
Requirement
- Degree in Architectural, Quantity Surveyor, Mechanical & Electrical, Civil & Structural Engineering, Project Management, Real Estate or related discipline.
- Proficient in Microsoft Office (Word, Excel, Power Point), MS Project, AutoCAD.
- Minimum of 8 years professional experience with a high degree of technical competence in real estate development for lodging assets with ability to manage all design and technical due diligence and ownership/ operations issues that arise including structural, IT, building envelope, MEP, environmental, sustainability, vertical transportation, fire/life safety, development and redevelopment and reporting.
- Experience in market research, evaluation, finance and design feasibility studies of potential land/ asset acquisitions will be a plus.
- Strong leadership qualities and the ability to lead members of the project team to deliver outstanding product standards.
- Good communication, dynamic, self-motivated, proactive and result-oriented with a proven track record.
- Ability to travel occasionally to manage overseas projects.
- Overseas project experience is advantageous
- Prior experience with Real Estate Developer and/or Consultancy firms will be a bonus.
