Job Description

Job Title: Project Manager (Main Contractor - Industrial Building)

Job Purpose

The Project Manager is responsible for overall execution and delivery of construction works on behalf of the main contractor, ensuring the project is completed safely, on time, within budget, and according to contract requirements.

Key Responsibilities

1. Overall Project Execution (Main Contractor Role)

  • Lead and manage all site construction activities
  • Plan construction sequence based on contract schedule
  • Coordinate all subcontractors under the main contract
  • Ensure proper deployment of manpower, equipment, and materials

2. Construction Planning & Control

  • Develop and update master construction programme
  • Monitor daily, weekly, and monthly site progress
  • Identify delays and implement recovery measures
  • Coordinate method statements and construction methodology

3. Site Coordination & Supervision

  • Lead site coordination between: Structural works Architectural works M&E installations
  • Conduct site meetings with subcontractors and consultants
  • Resolve site clashes, technical issues, and sequencing conflicts

4. Contract & Commercial Management

  • Manage main contract obligations and deliverables
  • Review subcontractor progress claims
  • Support Quantity Surveyor on: Variations (VO)Claims and payments
  • Ensure works comply with contract specifications and drawings

5. Quality Control

  • Ensure all works meet required specifications and standards
  • Implement inspection and testing procedures (ITP)
  • Coordinate with consultants for inspections and approvals
  • Manage defect rectification during construction and DLP

6. Safety Management

  • Enforce compliance with Workplace Safety and Health requirements under Ministry of Manpower
  • Work closely with WSH Officers and safety teams
  • Ensure implementation of: Risk Assessments (RA)Safe Work Procedures (SWP)Permit-to-Work (PTW) systems
  • Promote strong safety culture on site

7. Stakeholder Coordination

  • Liaise with: Client / Developer Consultants (C&S, M&E, Architect)Authorities such as Building and Construction Authority
  • Attend coordination, progress, and technical meetings
  • Ensure smooth communication between all parties

8. Project Completion & Handover

  • Oversee testing and commissioning of building systems
  • Ensure completion of punch list / defects
  • Prepare handover documentation: As-built drawings Operation & Maintenance (O&M) manuals
  • Manage Defects Liability Period (DLP)

Requirements / Qualifications

Education

  • Degree or Diploma in Civil / Structural / Construction Management or related field

Experience

  • Typically 8-15 years in construction
  • Experience with main contractor roles strongly preferred
  • Industrial building / factory / warehouse experience is an advantage

Skills & Competencies

  • Strong leadership and site management ability
  • Deep understanding of construction sequencing and methods
  • Contract administration knowledge
  • Strong coordination and problem-solving skills
  • Ability to manage multiple subcontractors
  • Good knowledge of Singapore construction regulations

Work Environment

  • Full-time site-based role
  • High-pressure environment with tight deadlines
  • Requires frequent coordination with multiple stakeholders
