We are seeking an accomplished Project Director to lead the end-to-end delivery of a landmark resort redevelopment in Southeast Asia. The ideal candidate brings deep experience in major hotel and resort refurbishments across Asia, with proven capability in managing complex, live-environment works, stringent quality requirements, and high stakeholder expectations. Strong technical understanding in structural works, MEP systems, and integrated building services is essential.
Key Responsibilities
- Provide strategic direction and executive oversight for the full lifecycle of the resort redevelopment.
- Lead multi-disciplinary project teams, consultants, contractors, and vendors to ensure seamless delivery.
- Drive programmes, cost, quality, and safety objectives to achieve successful project outcomes.
- Oversee master planning, design development, value engineering, and technical coordination.
- Ensure all structural, architectural, and MEP design packages integrate effectively with operational and guest experience requirements.
- Review design submissions and highlight risks, constructability issues, and opportunities for optimization.
- Lead site execution activities, ensuring adherence to schedule, quality, safety, and commercial targets.
- Manage complex refurbishment sequences, including demolition, phasing, and works within live operational areas.
- Resolve technical issues related to structures, building services, MEP systems, utilities, and infrastructure upgrades.
- Act as the senior point of contact for client, operators, authorities, and internal leadership.
- Maintain rigorous reporting, governance, and project controls processes.
- Navigate regulatory requirements across Southeast Asian markets and ensure compliance.
- Lead contract strategy, procurement, tender evaluations, and negotiation with major packages and contractors.
- Monitor project budgets, cashflow, variations, claims, and commercial risks.
- Implement robust risk management strategies and mitigation plans.
- Uphold high safety standards for all project phases.
- Ensure delivery aligns with international hospitality quality benchmarks.
Key Requirements
- 20+ years of project delivery experience with at least 10 years in Asia.
- Proven track record leading large-scale hotel/resort refurbishments or luxury hospitality developments.
- Strong technical grounding in structural engineering, MEP systems, building services, and major infrastructure interfaces.
- Extensive experience handling complex staging, live-site refurbishments, and high-spec hospitality finishes.
- Familiarity with international standards, resort operator requirements, and regional authority processes.
- Exceptional leadership, communication, and stakeholder management abilities.
- Strong commercial acumen and contract management skills.
- Ability to drive teams under challenging timelines while maintaining superior quality standards.
