Our client is a highly diversified international real estate conglomerate with substantial ownership interests across luxury hotels, resorts, branded residences, serviced apartments, mixed-use developments, assisted living communities, independent living residences, memory care facilities, multifamily residential portfolios, build-to-rent assets, master-planned communities, and strategic real estate investments across Asia Pacific, Europe, the Middle East, North America, and selected emerging markets.

To support the continued growth and complexity of the portfolio, the group is seeking an exceptional Owner Representative & Head of Asset Management to serve as the principal guardian of ownership interests across all operating, development, and investment assets worldwide.

This position represents one of the most senior leadership roles within the organization and will be responsible for maximizing asset value, protecting ownership interests, enhancing investment performance, overseeing operators and management companies, guiding development projects, evaluating strategic opportunities, and ensuring long-term alignment between asset performance and shareholder objectives.

POSITION SUMMARY

The Owner Representative & Head of Asset Management will assume responsibility for a geographically diverse portfolio of hospitality, assisted living, senior housing, residential, mixed-use, and development assets. Acting on behalf of ownership, the executive will provide strategic oversight, commercial leadership, operational accountability, and investment discipline across the entire portfolio.

The role requires an individual capable of operating at both strategic and operational levels, with responsibility for portfolio performance, business plan approvals, capital allocation decisions, operator oversight, asset enhancement initiatives, acquisition evaluations, redevelopment opportunities, governance matters, and stakeholder management.

The successful candidate will serve as the ownership's primary representative in interactions with hotel operators, assisted living operators, property management companies, developers, consultants, lenders, investment partners, legal advisors, architects, contractors, and governmental authorities.

The role demands an executive who combines institutional-quality asset management expertise with entrepreneurial thinking, commercial judgment, financial sophistication, and the ability to create value across multiple real estate sectors and international markets.

KEY RESPONSIBILITIES

Ownership Representation

• Serve as the designated representative of ownership across the entire global portfolio.

• Protect, preserve, and enhance ownership interests in all operational, financial, legal, commercial, and strategic matters.

• Act as the principal point of contact between ownership and all third-party operators, managers, consultants, and investment partners.

• Ensure that all operating decisions remain aligned with ownership objectives and approved investment strategies.

• Provide independent review and challenge of operator recommendations, business plans, budgets, forecasts, and capital expenditure proposals.

• Attend and represent ownership at board meetings, shareholder meetings, investment committee meetings, lender meetings, and strategic planning sessions.

Global Asset Management Leadership

• Lead the overall asset management strategy for all operating and development assets globally.

• Establish clear performance objectives and accountability frameworks for every asset within the portfolio.

• Develop short-term, medium-term, and long-term asset strategies designed to maximize enterprise value.

• Oversee the implementation of approved asset management initiatives across all regions.

• Monitor operating performance against approved budgets, forecasts, underwriting assumptions, and investment targets.

• Establish portfolio-wide reporting standards and key performance indicators.

Hospitality Asset Management

• Oversee luxury hotels, resorts, lifestyle hotels, branded residences, serviced apartments, and mixed-use hospitality developments.

• Manage relationships with international hotel operators and hospitality brands.

• Review and challenge annual operating plans, budgets, forecasts, and strategic initiatives proposed by operators.

• Evaluate market positioning, pricing strategies, distribution channels, and commercial effectiveness.

• Monitor occupancy, ADR, RevPAR, GOP, EBITDA, flow-through, labor productivity, and market penetration metrics.

• Assess guest satisfaction scores, reputation management performance, and service quality indicators.

Assisted Living and Senior Housing Asset Management

• Oversee assisted living, independent living, memory care, continuing care retirement communities, and other senior housing assets.

• Monitor occupancy, resident satisfaction, staffing efficiency, operating margins, and care quality indicators.

• Ensure operators maintain compliance with regulatory and licensing requirements.

• Evaluate operator performance against approved business plans and performance metrics.

• Review staffing structures and workforce planning initiatives.

• Monitor resident acquisition and retention strategies.

Development and Project Oversight

• Represent ownership throughout all phases of development, redevelopment, renovation, and expansion projects.

• Review development feasibility studies and investment analyses.

• Evaluate development budgets, project schedules, and financial assumptions.

• Monitor construction progress and project execution.

• Review project risks and mitigation strategies.

Capital Planning and Investment Strategy

• Lead capital allocation decisions across the portfolio.

• Develop long-term capital planning frameworks.

• Review and approve major capital expenditure proposals.

• Evaluate investment returns and risk-adjusted performance.

• Assess acquisition opportunities and strategic investments.

• Review underwriting models and financial analyses.

• Support financing, refinancing, and restructuring initiatives.

• Evaluate joint venture opportunities and partnership structures.

Financial Management and Performance Analysis

• Review monthly, quarterly, and annual financial performance.

• Monitor cash flow generation and distribution strategies.

• Evaluate budget performance and variance analyses.

• Assess financial forecasts and business plan assumptions.

• Review operating margins and profitability trends.

• Monitor debt service coverage and covenant compliance.

• Evaluate valuation assumptions and asset performance metrics.

QUALIFICATIONS

• Bachelor's degree in Real Estate, Finance, Hospitality Management, Business Administration, Economics, Engineering, Architecture, or a related discipline.

• MBA, Master's degree, CFA, CAIA, MRICS, CPA, or other relevant professional qualification strongly preferred.

• Minimum 20 years of progressive experience within asset management, hospitality, real estate investment, senior housing, development, or institutional investment management.

• Significant experience representing ownership interests within complex global real estate portfolios.

• Proven track record overseeing hospitality, assisted living, residential, and mixed-use assets.

• Demonstrated experience working with institutional investors, family offices, REITs, sovereign wealth funds, pension funds, or private equity organizations.

• Strong understanding of hotel management agreements, franchise structures, residential operating models, and senior housing operating platforms.

• Extensive experience across acquisitions, dispositions, development, financing, and asset management.
