Job Description

Job Summary:

The Operations Manager will be responsible for the strategic oversight and execution of facilities management services across assigned developments. This includes leading and supervising a multidisciplinary team and ensuring operational compliance, client satisfaction, and adherence to regulatory requirements under the BMSMA (2004).

Key Responsibilities:

  • Lead and supervise Building Managers, Property Executives, Property Officers, technical, and maintenance staff across multiple projects.
  • Plan, coordinate, and conduct Annual General Meetings (AGMs) and Council meetings for assigned MCSTs.
  • Ensure compliance with the Building Maintenance and Strata Management Act (BMSMA) and other relevant authorities.
  • Maintain strong client and stakeholder relationships through timely communication and professional service delivery.
  • Oversee and review preventive and corrective maintenance works.
  • Manage vendor contracts, procurement, and performance.
  • Monitor site operations to ensure high service standards, safety, and cost-effectiveness.
  • Prepare and present operational and financial reports for council/client review.
  • Drive continuous improvement initiatives and best practices across all sites.
  • Any ad-hoc tasks assigned by immediate supervisor.

Requirements:

  • Diploma/Degree in Facilities Management, Building Services, Real Estate, or a related discipline.
  • Minimum 5 years of experience in facilities/property management, including team leadership experience.
  • Strong knowledge and working experience with BMSMA (2004), especially in MCST and AGM/Council matters.
  • Excellent leadership, interpersonal, and communication skills.
  • Able to supervise & lead a team
  • Proficient and knowledgeable with the usage of MS-Office (Word, Excel, Power Point,Outlook)
  • Strong problem-solving and decision-making abilities.
  • Relevant certifications (e.g. Fire Safety Manager, Green Mark, WSQ) are an added advantage.
