Job Overview
Our client is looking for an experienced Facilities MEP Manager / MEP & Facilities Manager to oversee the MEP systems and facilities of high-end residential and other premium properties.
The role focuses primarily on facilities operations and maintenance, while also contributing MEP expertise to new developments, renovation and major improvement projects.
The ideal candidate will have strong hands-on HVAC / MEP operations experience, combined with practical project exposure and an owner-side / asset management mindset.
Key Responsibilities
1. Facilities MEP Operations & Maintenance
- Oversee the operation, maintenance and performance of property MEP systems, including:
- HVAC / Air-conditioning
- Ventilation & Fresh Air Systems
- Electrical Systems
- Plumbing & Drainage
- Pumps and Water Heating Systems
- BMS / Building Control Systems
- Generator / Backup Power
- Swimming Pool Equipment
- Lifts and other building facilities
- Monitor equipment performance and identify potential operational issues.
- Conduct initial technical assessment and troubleshooting of MEP / HVAC problems.
- Manage and supervise external maintenance and service contractors.
- Evaluate proposed repair and maintenance solutions.
- Conduct Root Cause Analysis for recurring equipment failures.
- Develop and improve preventive maintenance plans, maintenance standards and checklists.
- Advise on equipment lifecycle, replacement planning, spare parts and maintenance requirements.
2. MEP Input for Development & Renovation Projects
- Provide MEP and facilities input during new development, renovation and major refurbishment projects.
- Review MEP proposals from an operational, maintainability and lifecycle perspective.
- Work closely with MEP Consultants, Contractors and Project Teams to ensure operational requirements are incorporated into design and construction.
- Review key considerations including:
- HVAC comfort and zoning
- Temperature / humidity control
- Noise control
- Equipment redundancy and reliability
- Maintenance accessibility
- BMS monitoring and controls
- Equipment servicing requirements
- Energy efficiency and long-term operating costs
- Local service and spare parts availability
3. Owner-Side Technical Coordination
- Translate property owner's operational and user requirements into clear technical requirements for MEP Consultants and Contractors.
- Represent the owner's long-term operational interests during design and project discussions.
- Identify potential operational and maintenance risks before construction or handover.
- Coordinate effectively with Consultants, Contractors, Vendors and Property Management teams.
4. Commissioning, Handover & Operational Readiness
- Participate in MEP testing, commissioning, defect rectification and project handover.
- Ensure MEP systems perform according to design and operational requirements.
- Review O&M manuals, warranties, spare parts and maintenance contracts.
- Ensure BMS and control systems are properly configured and documented.
- Support the smooth transition from Design → Construction → Commissioning → Operation.
Requirements
- Degree / Diploma in Mechanical Engineering, Electrical Engineering, Building Services, Facilities Engineering or a related discipline.
- 8+ years of relevant experience in MEP, Facilities Management, Building Services or Property Engineering.
- Strong experience in HVAC / air-conditioning systems and facilities operations.
- Proven experience managing MEP maintenance, contractors and service vendors.
- Experience in new development, renovation or major refurbishment projects.
- Strong understanding of MEP equipment operation, troubleshooting and preventive maintenance.
- Good communication and coordination skills, with the ability to work effectively with MEP Consultants, Contractors and Property Teams.
- Singapore or international property experience is preferred.
