The Opportunity
JLL is establishing a specialized regional research capability to support our growing investment advisory business across Asia Pacific. This newly created position will develop proprietary market intelligence infrastructure covering key markets including Japan, South Korea, Singapore, Taiwan, China, Hong Kong, Malaysia, Indonesia, India and Thailand.
As the founding researcher for this initiative, you will build comprehensive databases and analytics frameworks that will inform investment strategy and client advisory services. This role offers significant autonomy and the opportunity to shape the research function from inception, working directly with senior leadership across multiple markets.
Position Overview
Reporting to senior leadership within the Capital Markets division, you will establish and operate a regional market intelligence platform focused on commercial real estate ownership, transaction activity, and investor networks across nine Asia Pacific markets.
This role requires an experienced research professional who can work independently, build relationships across geographies, and deliver institutional-quality analysis with minimal day-to-day supervision.
Key Responsibilities
Market Intelligence Infrastructure (Primary Focus)
Develop and maintain comprehensive research databases and intelligence systems across priority APAC markets.
Stakeholder Coordination
Develop collaborative relationships with Capital Markets, Research, and Valuation professionals across JLL's regional offices
Coordinate data collection and intelligence sharing across multiple markets to ensure comprehensive coverage and accuracy
Position the Singapore hub as the central coordination point for regional market intelligence within JLL's APAC platform
Research & Analysis
Conduct primary and secondary research using proprietary databases, public records, corporate registries, and market sources across multiple jurisdictions
Produce regular market insights, ownership analysis, and investment commentary for internal stakeholders and client applications
Identify market trends, pricing movements, and investment patterns to inform strategic decision-making
Systems & Quality Management
Maintain data integrity through quality control processes and verification protocols
Manage research subscriptions, database tools, and technology platforms
Develop scalable processes that can accommodate geographic expansion and increased data complexity
Required Qualifications
Experience & Background
5 years minimum experience in commercial real estate research, capital markets analysis, investment research, or related fields
Demonstrated experience building databases or market intelligence platforms, preferably within real estate or financial services
Working knowledge of multiple Asia Pacific property markets with understanding of regional investment dynamics
Proven ability to work autonomously while consistently delivering high-quality analytical output
Technical Skills
Advanced Excel and database management capabilities
Strong analytical skills with experience managing and analyzing large datasets
Familiarity with property research platforms, public records systems, and corporate registry databases across Asian jurisdictions
Proficiency with CRM systems and data presentation tools
Professional Capabilities
Excellent relationship-building skills with ability to engage stakeholders across organizational levels and cultures
Strong project management and organizational abilities
Superior written and verbal English communication skills. Additional Asian language capabilities would be advantageous to support research activities and stakeholder engagement across Asia Pacific markets.
