Job Description

RESPONSIBILITIES:

MAINTENANCE

  • Lead & supervise all preventive, predictive and proactive maintenance and repairs
  • Responsible in monitoring and maintaining all building / property facilities at optimum performance and be alert of any abnormal functioning or damages
  • Schedule all maintenance inspections and ensure that defects are reported and resolved as required
  • Oversee and coordinate the schedules for all planned rectification & preventive maintenance works and ensure compliance with completion time
  • Direct or prepare estimates, plans and specifications for maintenance works and ensure effective and efficient utilisation of all resources & supplies
  • Coordinate with tenants & contractors on all rectification works to ensure delivery of results
  • Monitor all work orders issued for maintenance & repair work and ensure that the standards of workmanship are within regulatory standards
  • Ensure that the building maintenance logs & records are properly documented and maintained
  • Requisite tools, equipment and supplies required for operations
  • Prepare and submit weekly Building & Facilities Defect Progress Report during DLP
  • Provide technical advice and information to project teams and other departments as required
  • Attend to all complaints, feedbacks & service requests from client, tenant and the general public
  • Ensure maintenance operations are in compliance with ISO 9001 14001 OHSAS 18001 standard requirements, documented procedures as well as client, companies and authorities requirements
  • Perform other related duties as assigned

SAFETY AND COMPLIANCE

  • Monitor site safety and ensure that all safety requirements are enforced

PERSONNEL MANAGEMENT

  • Provide orientation and ensure workers receive the required training
  • Provide regular feedback on workers and team performance
  • Conduct performance appraisals regularly and in a timely manner
  • Coach and guide workers

REQUIREMENTS:

  • 1 year experience in Building Construction
  • Formal education
