Building Technician (Facilities Maintenance)

Facilities Supervisor / Facilities Manager
The Building Technician is responsible for supporting the operation, maintenance, and repair of building systems at an RTX aerospace client site. This role ensures high availability of key facility infrastructure including HVAC, electrical, plumbing, fire protection, and general building services, while maintaining compliance with safety, quality, and security standards required in aerospace environments.
Carry out planned preventive maintenance (PPM) schedules for mechanical and electrical systems.
Perform corrective maintenance and troubleshooting for breakdowns and alarms.
Ensure all maintenance work is completed according to SOPs, permits, and safety procedures.
Provide support for emergency response, including after-hours callouts (if required).
Support and maintain:
HVAC systems (AHUs, FCUs, Chillers, VRV/VRF, cooling towers, ventilation fans)
Electrical systems (MDBs, DBs, lighting, UPS, generators, panels)
Plumbing & drainage systems
Fire protection systems (fire alarm panels, sprinklers, hose reels, extinguishers coordination)
General facility assets (doors, fixtures, ceilings, flooring, minor civil works)
Monitor building performance through BMS / CMMS / manual logs.
Record readings for critical equipment (temperature, pressure, power readings, runtimes).
Identify abnormal trends and take corrective action before failures occur.
Ensure full compliance with:
WSH requirements
Aerospace site regulations (high security / controlled environments)
Permit-to-work (PTW) systems and Lock-Out/Tag-Out (LOTO)
Maintain strict adherence to site access protocols and confidentiality requirements.
Conduct work in accordance with ISO / EHS standards where applicable.
Supervise contractors during service, repairs, and installations.
Ensure contractor compliance with safety rules and site procedures.
Confirm work quality and completion prior to sign-off and closure.
Update maintenance records in CMMS / logs.
Prepare service reports, incident reports, job closure documentation.
Maintain records of spare parts usage and recommend replenishment needs.
NITEC / Higher NITEC / Diploma in:
Mechanical Engineering
Electrical Engineering
Building Services
Facilities Management
(or equivalent technical qualification)
Minimum 1-3 years experience in building maintenance, ideally in:
Aerospace facilities
Clean environments / controlled facilities
Manufacturing / mission-critical sites (preferred)
Strong knowledge in:
HVAC and electrical troubleshooting
Building services systems
Basic mechanical and handyman work
Ability to interpret:
Equipment manuals
Wiring diagrams
PPM checklists and site SOPs
Comfortable working with CMMS, BMS monitoring tools
Good communication and reporting skills
Safety-conscious and detail-oriented
WSH / Safety Passport
Electrical Worker License (LEW) - if applicable
First Aid Certification
Fire Safety Manager (FSM) / Fire safety awareness
Working at Height
Confined Space
MEP / HVAC certifications
May require shift work (day/night rotation) depending on site operations.
Secure site environment requiring background screening and controlled access.
On-call standby may be required for emergency response.
