Leasing Executive / Leasing Officer
Job Summary
We are seeking a proactive, driven, and customer-oriented Leasing Executive / Leasing Officer to oversee the leasing portfolio of our coffee shops and food courts. The successful candidate will be responsible for driving occupancy, sourcing suitable tenants, managing lease negotiations and renewals, and building strong tenant relationships to maximise rental revenue and maintain an optimal tenant mix.
Key Responsibilities
- Identify, source, and secure suitable tenants for vacant stalls through prospecting, networking, referrals, and business development activities.
- Conduct site viewings and present available units to prospective tenants.
- Negotiate lease terms, rental rates, and tenancy agreements in accordance with company policies and business objectives.
- Manage lease renewals, rental reviews, and tenancy negotiations to maximise occupancy and revenue.
- Develop and maintain positive relationships with tenants by providing timely support and addressing leasing or operational matters effectively.
- Monitor rental collections and follow up on overdue payments in collaboration with the Finance team.
- Coordinate with the Leasing Administration team to ensure accurate preparation and execution of lease agreements and related documentation.
- Work closely with the Operations, Projects, and Maintenance teams to resolve tenant-related issues and ensure smooth day-to-day operations.
- Conduct market research and competitor analysis to stay informed of industry trends, rental benchmarks, and potential business opportunities.
- Support management in achieving occupancy targets, enhancing tenant retention, and maintaining a balanced and profitable tenant mix.
- Prepare leasing reports and provide regular updates on occupancy, renewals, and leasing performance.
Requirements
- Diploma or Degree in Business, Real Estate, Property Management, Marketing, or a related discipline.
- Preferably 1-3 years of experience in leasing, property management, sales, business development, or a related field.
- Strong communication, negotiation, presentation, and interpersonal skills.
- Self-motivated, results-oriented, and capable of working independently with minimal supervision.
- Customer-focused with excellent relationship management abilities.
- Proficient in Microsoft Office applications (Word, Excel, PowerPoint).
- Experience in retail, commercial, coffee shop, food court, or F&B leasing will be an added advantage.
