Job Description

Role Overview

The Landed Builder Expert is a senior leadership role responsible for end-to-end delivery of high-value landed residential projects in Singapore.
This position operates with full autonomy across design coordination, authority submissions, cost management, site execution, client management, contract administration, and commercial closure.

The role is both technical and commercial - combining architectural understanding, construction execution, financial control, and client negotiation - with direct responsibility for project performance, risk management, and profitability.

Core Responsibilities

Project Leadership & Delivery

Lead multiple landed residential projects from early design and feasibility through authority approvals, construction, and final handover.
Translate client objectives into buildable, compliant, cost-effective project strategies.
Take full ownership of project outcomes including programme, quality, cost, safety, and client satisfaction.

Design & Authority Coordination

Work closely with architects, QPs, PEs, and consultants to develop practical design solutions.
Manage URA, BCA, SCDF, and all statutory submission processes and approvals.
Identify design risks early and drive technical solutions that protect programme and budget.

Cost & Commercial Control

Establish project budgets, cost plans, and cashflow forecasts.
Control procurement, subcontract packages, variations, claims, and final accounts.
Ensure profitability through disciplined financial management and contract enforcement.

Site & Construction Management

Directly oversee site operations, construction sequencing, workmanship standards, safety compliance, and coordination of all trades.
Supervise the Construction Manager and site teams, including daily reporting, inspections, and performance management.
Solve complex site issues with practical, fast, and commercially sound solutions.

Client Management & Business Development

Serve as the primary point of contact for high-net-worth clients.
Conduct design reviews, technical meetings, progress briefings, and commercial negotiations.
Build trust-based relationships that consistently lead to repeat work and referrals.
Lead deal negotiations, close contracts, and secure new projects for the company.

Contracts & Risk Management

Draft, negotiate, interpret, and enforce construction and consultancy contracts.
Manage variations, claims, dispute resolution, and risk mitigation strategies.
Protect the company's legal, financial, and operational interests at all times.

Independent Operation & Leadership

Operate independently with minimal supervision.
Set project strategy, make executive decisions, and take full accountability for results.
Mentor and lead internal teams, building long-term operational strength within TCA.

Required Profile

Proven expertise in landed residential construction in Singapore.
Deep understanding of local regulatory framework, authority processes, and construction practices.
Strong financial and contractual acumen.
Exceptional problem-solving ability under real site pressure.
Highly effective communicator with strong closing and negotiation skills.
Entrepreneurial mindset, comfortable taking ownership of projects and outcomes.
