Intern, SEA Capital Transactions

Scope of work

• Support the Capital Transactions team across various workstreams throughout the internship, with exposure to real estate investment, capital transactions and portfolio management activities

Investment Evaluation

• Support the evaluation of potential real estate investment opportunities across core/development assets in Southeast Asia, including both equity and debt structures
• Assist in assessing investment rationale, risks, opportunities and potential returns

Financial Modelling

• Support to build and update financial models to analyse deal-level economics, sensitivity scenarios, and investment return metrics, including IRR, equity multiple, cash-on-cash returns

Investment Papers

• Support to draft clear and compelling investment memos and presentations for internal investment committees and senior leadership, outlining the strategic rationale, key assumptions, risks, and recommendations

Market Research & Analysis

• Conduct macro and micro-level market research, competitive benchmarking, and industry analysis to support underwriting assumptions and investment strategy
• Assist with research on relevant market trends, transactions, valuations and investment opportunities

Due Diligence Coordination

• Support the coordination of commercial, technical, financial/tax and legal due diligence processes and work with internal teams and external advisors to facilitate transaction execution
• Assist with the organisation and review of due diligence materials and transaction documentation

Ad-hoc Analysis

• Provide analytical support to the team on an ad-hoc basis, including portfolio reviews, hold/sell analysis, performance tracking and other strategic investment initiatives
  
  

• Understand the real estate investment process

Gain an end-to-end understanding of how real estate investment opportunities are identified, evaluated, underwritten, diligenced and executed.

• Develop financial modelling and investment analysis skills

Build practical experience in financial modelling, cash flow forecasting to derive investment returns, including IRR / equity multiple analysis, sensitivities and scenario analysis.

• Develop market research and investment judgement

Learn how to analyse macro- and micro-level market trends, comparable transactions, competitive positioning and asset fundamentals to form investment views and support underwriting assumptions.

• Develop investment communication skills

Learn how to distil complex financial and market analysis into clear investment papers and presentations, articulating the investment rationale, key risks and recommendations to senior management.

• Understand transaction execution, due diligence and gain cross-functional exposure

Exposure to the due diligence and transaction process, including coordination with internal stakeholders, external advisers and counterparties.
