Job Description

As Head of Office Leasing, Singapore, you will be the driving force behind JLL's market-leading leasing advisory business in one of Asia Pacific's most competitive and high-value commercial real estate markets. This is a revenue-critical leadership role with full P&L accountability, where your primary mission is to accelerate top-line growth and contribution income through strategic client acquisition, deep relationship expansion, and relentless execution across both occupier and landlord mandates. You'll lead a high-performing team of advisors to win new business, dominate key accounts, and consistently outperform competitors-leveraging JLL's global platform, data intelligence, and integrated service offerings to close complex, high-impact deals across Grade A towers, emerging CBD fringe hubs, and flexible workspace ecosystems. Key Responsibilities

  • Profit & Loss (P&L) Accountability:
    Own full P&L responsibility for the Office Leasing Advisory business line in Singapore, including revenue forecasting, budget management, cost control, margin optimization, and financial performance reporting to regional leadership. Monitor key financial metrics and implement corrective actions to ensure sustainable, profitable growth.

  • Business Strategy & Execution:
    Develop and implement a multi-year strategic plan for the Office Leasing Advisory practice that aligns with JLL's Accelerate 2030 Strategy. Identify market opportunities, competitive threats, and emerging trends (e.g., hybrid work, ESG-driven location decisions) to position JLL as the advisor of choice. Define service differentiators, target client segments, and geographic or sectoral focus areas within Singapore.

  • Team Leadership & Talent Development:
    Build, scale, and lead a diverse team of leasing advisors, analysts, and support staff. Set clear performance expectations, conduct regular reviews, and drive individual development through coaching, training, and stretch assignments. Champion JLL's values of inclusion, integrity, and excellence. Oversee recruitment, compensation planning, and succession pipelines to ensure bench strength and retention of top talent.

  • Client Advisory & Transaction Leadership:
    Serve as senior advisor on complex, high-value leasing mandates for multinational corporations, financial services firms, technology companies, and large local enterprises. Lead end-to-end transaction processes-including site selection, financial analysis, lease negotiation, portfolio rationalization, and workplace strategy-ensuring optimal outcomes aligned with clients operational, financial, and sustainability objectives.

  • Landlord & Asset Owner Representation:
    Act as strategic leasing partner for institutional investors, REITs, sovereign wealth funds, and developers across Singapore's prime office portfolio. Design and execute asset-level leasing strategies that maximize occupancy, rental income, tenant mix quality, and long-term asset value, often in coordination with JLL's Capital Markets and Property Management teams.

  • One JLL Collaboration & Integration:
    Champion the One JLL philosophy by actively breaking down silos and fostering seamless collaboration across service lines, sectors, and geographies. Partner with leaders in Capital Markets, Project & Development Services, Sustainability, Valuation, Property & Facility Management, and Consulting to deliver holistic, client-centric real estate solutions. Ensure consistent branding, shared client strategies, and unified market positioning in alignment with JLL's global standards. Drive joint business planning, co-investment in key accounts, and equitable revenue sharing to strengthen the firm's integrated value proposition and enhance overall client retention and growth.

  • Revenue Generation & Cross-Functional Collaboration:
    Drive consistent revenue growth by originating new mandates, expanding share of wallet with existing clients, and fostering deep collaboration across JLL service lines.

  • Market Thought Leadership & Brand Building:
    Establish JLL as the authoritative voice on Singapore's office market through data-driven insights, quarterly market reports, media commentary, speaking engagements, and participation in industry bodies (e.g., URA, BCA, SIOR, MIPIM). Leverage proprietary JLL research tools and market intelligence platforms to inform client strategies and internal decision-making.

  • Operational Governance & Risk Management:
    Ensure all leasing activities comply with JLL's global policies, local regulatory requirements (e.g., CEA guidelines), anti-bribery standards, and professional ethics. Maintain rigorous oversight of transaction documentation, conflict-of-interest protocols, data security, and client confidentiality. Implement standardized workflows and CRM practices (e.g., Salesforce) to enhance efficiency and audit readiness.

  • Technology & Innovation Adoption:
    Champion the adoption of JLL's digital tools (e.g., SPARK, Client Portal, AI-driven analytics) to enhance service delivery, improve client experience, and increase advisor productivity. Identify opportunities to integrate proptech solutions into leasing strategies, such as virtual tours, smart building integrations, or ESG benchmarking platforms.

  • Stakeholder Engagement & Regional Alignment:
    Maintain strong alignment with APAC Workplace, Regional IPS & Leasing leadership, CFO, and functional heads (HR, Legal, Finance) to ensure cohesive execution across markets. Represent Singapore's interests in regional forums and contribute to best practice sharing across ASEAN and global hubs.

Qualifications & Experience

  • Minimum 15 years of experience in commercial real estate, with a strong focus on office leasing advisory in Singapore.

  • Proven track record of leading teams and delivering complex, high-value leasing transactions.

  • Deep network of corporate occupier and institutional landlord relationships in Singapore and the broader ASEAN region.

  • Strong understanding of workplace strategy, ESG considerations in real estate, and hybrid work trends.

  • Bachelor's degree in Business, Real Estate, Finance, or related discipline required. Valid CEA license holder RICS or equivalent professional accreditation preferred.

  • Exceptional communication, negotiation, and presentation skills.

  • Demonstrated commitment to ethics, collaboration, and client-centric service.
