Role Overview
The Head of Asset Management will lead the strategic and operational asset management function for Centurion Accommodation REIT's portfolio across Asia Pacific and other key markets. The incumbent will be responsible for driving portfolio performance, enhancing asset value, and delivering sustainable income growth and operational optimisation across the REIT's accommodation assets.
Working closely with the CEO and senior management team, the role will oversee asset performance, leasing strategies, asset enhancement initiatives, portfolio optimisation, and stakeholder management to maximise long-term value creation for unitholders.
Candidates with investment, transaction, REIT or capital management exposure will have an added advantage.
Key Responsibilities
Portfolio & Asset Management
- Lead and oversee the asset management strategy and execution across the REIT's portfolio, including Purpose-Built Worker Accommodation (PBWA), Purpose-Built Student Accommodation (PBSA), and other accommodation assets.
- Drive portfolio performance through proactive asset management initiatives focused on occupancy optimisation, rental growth, operational efficiency, and income enhancement.
- Develop and implement annual business plans, operating budgets, leasing strategies, and asset-level performance targets.
- Monitor asset performance, market conditions, tenant demand, and competitive dynamics to identify opportunities and mitigate risks.
- Work closely with Operations and Property Management teams to optimise operational performance and tenant retention.
Value Enhancement & Strategic Initiatives
- Identify and execute asset enhancement initiatives (AEIs), repositioning opportunities, and operational improvement projects to enhance asset value and returns.
- Lead leasing and tenancy strategies to strengthen portfolio resilience and long-term income sustainability.
- Evaluate portfolio optimisation opportunities including redevelopment, divestment, and repositioning initiatives.
- Support sustainability and ESG initiatives across the portfolio in alignment with the REIT's long-term objectives.
Financial & Stakeholder Management
- Oversee portfolio budgeting, forecasting, financial performance analysis, and reporting.
- Prepare and present portfolio reviews, asset performance updates, and strategic recommendations to the CEO, Board, and relevant committees.
- Collaborate closely with Finance, Investments, Investor Relations, and Capital Markets teams on portfolio planning and strategic initiatives.
- Build and maintain strong relationships with operators, tenants, consultants, service providers, and business partners.
Leadership & Team Development
- Lead, mentor, and develop the Asset Management team to build a high-performing and collaborative culture.
- Foster strong cross-functional collaboration to ensure successful execution of portfolio and strategic initiatives.
Requirements
- Bachelor's Degree in Real Estate, Finance, Business, Economics, Engineering, or related discipline.
- Minimum 12–15 years of relevant experience in asset management, REIT management, real estate portfolio management, or property investment.
- Strong track record in managing and enhancing performance of commercial, hospitality, living sector, or alternative real estate assets.
- Prior experience within a REIT, real estate fund, developer, or institutional investment platform preferred.
- Strong financial, analytical, budgeting, and business planning capabilities.
- Proven leadership experience with the ability to manage teams and stakeholders effectively.
- Strong commercial acumen, negotiation, and communication skills.
- Self-driven, strategic, and hands-on with the ability to operate effectively in a dynamic environment.
Preferred Experience
- Experience in living sector including student accommodation, worker accommodation, co-living, BTR, hospitality, or alternative living sector assets.
- Familiarity with regional markets including Singapore, Malaysia, Australia, UK, or other Asia Pacific markets.
- Exposure to acquisitions, investment underwriting, capital transactions, or portfolio strategy would be advantageous.
- Existing industry network with operators, consultants, investors, and market participants preferred.
