Job Description

Job Summary

As the Head of Commercial Leasing, you will be the primary architect of the leasing strategy for Grade A office portfolio. Reporting to the Head of Office Assets, you will not only drive occupancy but also actively guide and shape the leasing team to achieve best outcome for the Office assets. From optimizing iconic Grade A Office asset to spearheading the pre-leasing of flagship developments like Union Square and Newport Tower, you will need to work closely with the Asset Managers to maximize Net Operating Income (NOI) and portfolio valuation.

Job Responsibilities

1. Portfolio Performance & Revenue Optimization

  • Asset Maximization: Drive aggressive lease renewal strategies and proactive tenant retention programs to ensure stable and strong cash flow across the office portfolio.
  • Occupancy Excellence: Spearhead the leasing of vacant spaces and new developments, minimizing downtime and securing market-leading rental rates.
  • Financial Oversight: Partner with General Managers to drive healthy NOI margins provide critical input on budgeting, forecasting, and long-term business planning

2. Strategic Pre-Leasing & Development Advisory

  • Flagship Launches: Take full ownership of leasing targets for major projects under construction (e.g., Union Square, Newport Tower, ensuring high occupancy upon achieving TOP.
  • Future-Proofing: Advise best-in-class design, floor plate layouts, and ESG/sustainability features to ensure new developments meet the evolving needs of global occupiers.

3. Ecosystem & Relationship Management

  • Direct Deal Origination: Leverage a deep corporate network to secure direct tenancies and referrals, strategically reducing commission leakage.
  • Industry Influence: Maintain elite-level relationships with international property consultants (IPCs), boutique agencies, and key industry stakeholders.

4. Leadership & Talent Development

  • High-Performance Culture: Lead, mentor, institutionalize and motivate best-in-class leasing practices within a team of seasoned leasing managers.
  • Strategic Benchmarking: Provide cutting-edge market intelligence and competitive analysis to stay ahead of macroeconomic shifts and occupier trends.

Job Requirements

  • Degree in Real Estate, Business, Finance or a related field
  • Minimum 12 - 15 years of commercial leasing experience, with at least 5 years in a significant leadership capacity within a Tier-1 developer or Real Estate Investment Trust (REIT)
  • A proven track record showcasing large-scale corporate relocations and successful pre-leasing of major Grade-A office developments
  • Sophisticated negotiation skills with the ability to navigate complex, multi-layered legal and financial lease structures
  • Team player who focuses on working closely with other team members to achieve optimal outcome for the Group
  • Good understanding of PropTech, flexible workspace trends, and ESG certifications (e.g., Green Mark, WELL, LEED) will be preferred
  • Exceptional executive presence with the ability to influence C-suite stakeholders and institutional partners
