- Sales, marketing, and financial acumen are valuable strengths and a strong advantage in this role, but they are not essential requirements. What matters most is your ability to lead the team and deliver projects successfully, with commercial awareness and disciplined execution.
WHAT YOU'LL BE DOING / ROLES AND RESPONSIBILITIES
1. Project Management (Primary)
- Construction Oversight: Lead and drive overall construction progress across all active developments, managing authorities, consultants, and main contractor to ensure projects are completed on time, within cost, and to a high quality
- Tender & Procurement: Lead the project team to develop tender packages, drawings and specifications; call, evaluate, and award tenders to main contractor, consultants, and other vendors
- Authorities & Compliance: Drive and manage all government authority submissions, approvals, and compliance requirements (BCA, URA, PUB, FSSD, LTA, NParks, etc.) proactively and within required timelines
- TOP/CSC Management: Maintain TOP/CSC clearance schedules, drive progress, and proactively clear roadblocks to ensure timely project completion and approval
- Coordination: Ensure proper coordination of consultants and contractors drawings and information during pre-construction, construction, and post-construction stages
- Handover: Manage subdivision, final survey, transfer of ownership, and ensure successful and smooth handover to buyers and appointed Management Agent
2. Team Development & Performance Management (Primary)
- Leadership: Manage, mentor, and develop your team, ensuring high engagement and quality of output
- Culture & Values: Ensure each team member understands and embodies the company's vision, core values, and their roles within Aurum Land
- Performance: Set clear SMART goals and KPIs for team members; conduct regular performance reviews, provide timely feedback, and manage recruitment and exits as needed
- Quality Control: Proactive quality control of all team outputs, with high attention to detail and standards of excellence
3. Sales & Marketing
- Strategy: Develop and execute sales and marketing strategies for new project launches and ongoing sell-through, working closely with the CEO and the Sales & Marketing team
- Market Analysis: Forecast and develop annual sales targets by analysing market trends, dynamics, competition, supply and demand; refine pricing strategies and selling prices
- Budget Management: Manage S&M budgets, schedule expenditures, analyse variances, and initiate corrective actions to optimise cost effectiveness
4. Financial Management
- P&L Oversight and Decision-Making: Ensure achievement of target profitability through regular review and update of sales revenue vis--vis costs and timelines, including making recommendations and decisions to optimise for profitability
- Budget & Cashflow: Work with our Financial Planning & Analysis Manager to provide timely, accurate, and complete reports on project cash flow and profitability; manage overall project budgets
- Cost Control: Review and manage construction cost variations, value engineering opportunities, and ensure budget reconciliation is accurate and current
5. Facilities & Defects Management
- Work with the Project & Facilities team and contractor on preventative steps to minimise defects during construction
- Manage defects snagging during construction and follow up on progress of rectifications
- Oversee maintenance of sales gallery, showflats, in-situ show units, and past completed developments
6. Land Acquisition Support
- Work with the Corporate Development team on design and financial feasibility for acquisition of new projects
WHAT YOU'LL BRING TO THE TABLE / QUALIFICATIONS AND EDUCATION REQUIREMENTS
- At least 10 years of experience in real estate development, with a developer, consultant and / or contractor, with a strong background in project management and team development.
- MBA or Bachelor's Degree in Architecture, Real Estate, Project Management, or a related field is preferred.
- Experience managing residential development projects through the full lifecycle (design development through TOP, handover, and defects management) in Singapore
- Strong technical knowledge of residential construction processes, materials, and quality standards
- Ability to read, interpret, and review architectural, structural, and MEP drawings and shop drawings
- Strong understanding of project scheduling, critical path management, and construction programme monitoring
- Proficiency in managing consultant and contractor coordination across design, construction, and post-completion phases
- Familiarity with Singapore regulatory authorities and approval processes (BCA, URA, PUB, FSSD, LTA, NParks, etc.)
- Experience with authorities submissions and compliance in Singapore (TOP/CSC process, statutory approvals)
- Strong written and verbal communication skills; ability to convey complex technical information simply to non-technical stakeholders
- Strong familiarity with G Suite applications (Gmail, Google Drive / Docs / Slides / Sheets / Calendar)
- Proficiency in CAD/drawing review tools (e.g., AutoCAD, SketchUp, BIM) is a plus
- Sales and marketing experience in real estate and Financial acumen with experience in budget management, cost control, and project P&L is advantageous

Salary range: $10,250 - $16,400 per month
